Sale of holiday business offers a new life by the sea

Fancy a new life by the sea? The sale of a farmhouse, holiday cottage and campsite on the coast of North Wales has been described as “an exciting business opportunity” by auctioneers.

Ynyshir Farm Campsite, Picton Road, Picton, Holywell is due to be sold by SDL Auctions North West with a *guide price of £1.5-£2 million at the AJ Bell Stadium, Manchester, on Wednesday 7th August.

And the company’s head of auctions North West, Andy Thompson, can’t wait to see it go under the hammer.

And it could be a lucrative business, too, with the combined annual rent from the holiday cottage, campsite and grazing land being circa £120,000.

The focal point of the 26-acre plot is a stone-built farmhouse which is approached via long sweeping driveway culminating in an extensive parking area with breathtaking sea views. The house has three reception rooms, a fitted kitchen, WC and shower room, four bedrooms and family bathroom. Outside there are lawned gardens.

There are also various outbuildings, including the separate holiday cottage which has recently been let to Siemens engineers at £3,700 per 35-day month. The usual rate is £150 per night for two people or £85 per night for single occupancy.

The campsite, which has a toilet and shower block, extends to four acres and currently has spaces for five touring caravans and 45 tents, with pitches charged at £2,200 per season for caravans and £35 per night for tents.

However, there is also potential to develop the business further, as the current owners have made pre-planning enquiries which supports the development of five new luxury lodges, 25 further units to be used for touring caravans or lodges, plus another amenity building.

The remainder of the site is greenbelt land used for livestock, rented at 75p per sheep per week, for 300 sheep.
