Clive Emson Auction 26th July: Ashford garages go under gavel

A compound of nine lock-up garages and nineteen parking spaces in Ashford was among 153 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers which finished on Wednesday, July 26.

Bockhanger Garages, Block H, situated in Bybrook Road, Kennington, sold for £90,000 freehold.

Situated between numbers 92 and 94 Bybrook Road in the popular district of Kennington, on the western side of Ashford, this compound of nine lock-up garages and nineteen parking spaces attracted strong interest.

Bidding war over Folkestone flats

A bidding war erupted before a block of four flats in Folkestone was sold at the Clive Emson auction.

The 33 Bouverie Square block, including vacant offices, went under the gavel at £407,000 freehold as an investment opportunity.

Director & Auctioneer Kevin Gilbert said: “This lot certainly proved to be popular, as the four flats are let at £23,400 per annum, plus vacant offices, generating a good income.

“It might be that the offices can be converted into residential accommodation as long as all necessary consents are obtainable.”

A three-bedroom chalet bungalow, with garage, needing improvement at 18 Darlinghurst Road, Cheriton, Folkestone, sold for £200,000.

It is situated in a popular road in the Cheriton area of Folkestone, within close proximity to local shops and amenities.

The bungalow which needs refurbishment and improvement, allowing the successful purchaser the opportunity to redecorate in their own taste and style.

It was considered there may also be potential to create off-road parking to the front subject to all necessary consents being obtainable.

Another lot was 8.5 acres of land at the corner of Longage Hill and Canterbury Road in Lyminge. It includes grassland, a copse and a water garden and was sold for £120,000 freehold.

In Hythe, an end-terrace property needing reconstruction and arranged as two flats at 3 Albion Place was sold for £77,000 freehold after strong interest.

The property had been significantly damaged following movement in the flank wall and therefore needs repair or reconstruction.

 

Land with planning sold at auction

Land with planning consent for detached bungalow near Sevenoaks was sold at the Clive Emson auction after competitive bidding.

Land Rear Of 10 Telston Lane, Otford, Sevenoaks, went under the gavel at £135,000 freehold - £50,000 above the freehold guide.

The parcel of land is located to the rear of Telston Lane in the village of Otford within easy reach of the M26 and M25 motorways, Otford train station and Sevenoaks with its various shops, schools and amenities.

The proposed accommodation includes a living room, open plan kitchen/dining room, bedroom and bathroom/W.C.

 

Gillingham HMO sold at auction

A six bedroom house of multiple occupation, situated in a residential area close to the town centre at 382 Canterbury Street and currently let at £43,199, was sold for £350,000 freehold.

A mid-terrace property, it located in a predominantly residential area close to Medway Maritime Hospital and Gillingham's town centre.

It has recently been refurbished and arranged as a six-bedroom HMO (House of Multiple Occupation), with individually wired and metered rooms, providing a strong rental income.

Also sold was a plot of land in Strood with permission for six flats to be built which went for £181,000 freehold.

The land is at 161-163 High Street and there is a previously valid permission for the building of three flats on the site.

Also sold was 46 Heron Way, Lower Stoke, a three bedroom mid-terrace house let currently for £9,000 per annum, which reached £201,000 freehold.

Going under the gavel at £160,000 was 49 Pannell Road, Isle of Grain, a freehold three bedroom end-terrace house currently let at £9,000 per annum.

At 2 Norreys Road in Rainham is a one-bedroom ground floor flat currently let at £8,700 with the remainder of a 125-year lease from 2004. It sold for £105,000.

 

House needing improvement sold at auction

A two-bedroom mid-terrace house situated conveniently for the town centre and commuter mainline railway station, 9 Camden Street sold for £190,000.

The property offers good sized accommodation and is located in a quiet pedestrian street.

Sold this week was 2 Francis Lane in Maidstone, a mid-terrace two bedroom house needing refurbishment, achieved £138,000 after strong interest.

 

Ramsgate building with potential sold at Clive Emson auction

Vacant 12 Queen Street went under the gavel at £206,000.

Jon Rimmer, auction appraiser, said: “We considered this building had great development potential – and our bidders certainly agreed.

“The interior has been stripped back ready for the new owner to stamp their own mark on it.

The upper parts have the potential to be converted into a one-bedroom and a two-bedroom flat, or even a pair of two bedroom flats. The ground floor is a retail unit and there is a basement with three rooms.

“Any changes would of course require the necessary consents to be obtainable.”

 

A bidding war erupted before 26 Northdown Park Road in Margate, a mid-terrace, three bedroom house sold for £228,000.

The property, currently vacant and benefiting from double glazed windows and off-road parking to the front, is a short distance from the town centre.

 

In a village setting near Sandwich, 3 The Parade, High Street, Eastry, a freehold mid-terrace ground floor lock-up with a two-bedroom flat above, sold for £170,000. The total rental income is £5,200 per annum and the flat is vacant.

 

Former petrol station in Deal sold at auction

The former Mill Service Station and wider complex in Dover Road, Ripple, near Deal, sold for £500,000 freehold.

Currently let at £15,000 per annum plus the vacant car sales site, garages/workshop and bungalow. While the majority of the site is vacant the timber workshops are let and bring in the current rental.

Jon Rimmer, auction appraiser, said: “This site has been in the same family for about 40 years. It has good views to the sea and might be developed if all necessary consents are obtainable.”

 

Dover bungalow sold at auction

Two-bedroom 5 Crabble Court at 31 Lower Road, River went under the auctioneer’s gavel at £120,000 freehold.

It is situated in a popular location close to amenities in Whitfield and Dover.

Jon Rimmer, auction appraiser, said: “Our bidders could see the potential in this vacant bungalow beyond the necessary improvements.

“Access is at the back through a gated entrance that leads to the playing field. The gate is locked at night but residents have a key.”

 

Also under the hammer was a one-bedroom first floor flat at 54 Folkestone Road in Dover. Currently let at £7,140 per annum, it sold for £70,000 after strong interest.

Flat 9, The Metropole, New Street in Dover, a two bedroom flat with the remainder of a 125-year lease from 2017, went for £56,000.

 

Bidding war over Tunbridge Wells mid-terrace

A mid-terrace house needing improvement in Tunbridge Wells was the subject of a bidding war before it sold at the Clive Emson auction.

Two-bedroom 8 Rock Villa Road finally went under the gavel at £262,000 freehold after competitive bidding.

Kevin Gilbert, Director & Auctioneer, explains: “The house is situated in a very central position in the town of Tunbridge Wells within walking distance of Grosvenor Road with its array of shops and facilities.”

The property needs improvement, although it has double glazed windows and a gas heating system via radiators.

Once enhanced, it is considered the house may be suitable for investment, owner occupation or resale.

Also sold was 8 Woodside Road in Tunbridge Wells, an end-terrace cottage with two bedrooms in need of refurbishment and structural repair, which raised £176,500 freehold.

A ground floor studio flat at Oak House, Oak House Road, Tunbridge Wells, which has the remainder of a 99-year lease from 1985 sold for £77,000.

Meanwhile in Edenbridge a block of twenty garages currently let at £18,240 per annum went under the gavel at £203,000 freehold.

 

Sheer value as auction lots sold

Two Sheerness lots were sold, including a former hardware shop and two-bedroom flat above it.

The shop and flats property at 199-201 High Street sparked a mini bidding war before going under the auctioneer’s gavel at £196,000 freehold.

The flat does require improvement and the former shop is now vacant.

Jon Rimmer, auction appraiser, said: “This former hardware shop, including a store room, kitchenette, toilet and office, sparked a good deal of interest.

“We don’t know the purchaser’s intentions, but we had considered this would suit someone wanting to live above their business.

“It might be taken in other directions but any changes would require the necessary consents to be obtainable.”

The other lot was1 and 3 Victoria Street in Sheerness, a workshop or store with development potential – all consents of course must be obtainable.

It has most recently been used as a mechanic’s workshop and was sold for £115,000 after competitive bidding.

 

Timber cabin in rural location

A detached three bedroom timber cabin in a rural location on the edge of Wootton near Canterbury was sold after a bidding war.

The cabin, Badgers Mount in Denton Lane, went under the gavel at £278,000 – more than £160,000 above the lower freehold guide price.

Director & Auctioneer Kevin Gilbert said: “This one really took off. The cabin is in a lovely location and sits on a plot of 1.08 acres (0.44 hectares) which made it an attractive proposition.”

The cabin includes a balcony, with one of the three bedrooms having an en-suite, there is also a living room, entrance hall and shower room.

Also under the hammer was 5 Harcourt Drive in Canterbury, a mid-terrace three bedroom house which sold for £310,000 freehold.

 

Belting Beltinge property sold at Clive Emson auction

A detached block of four self-contained flats in Beltinge near Herne Bay was sold after a bidding war.

The property at 130 Reculver Road finally went under the gavel at £442,000 freehold after strong bidding

The attractive property divided into four units is currently let at £21,361.08 per annum with one vacant.

Jon Rimmer, auction appraiser, said: “Our bidders could see that although the flats could do with some improvement this is a good rental property which would make a great addition to any residential portfolio.

“We also considered that it might also be possible to convert a store room into a second bedroom for Flat 3, as long as all necessary consents were obtainable.”

 

Old pumping station sold at Clive Emson auction

The Old Pumping Station in Cranbrook Road, which has been used for storage for many years, went under the gavel at £50,000 freehold.

Director & Auctioneer Kevin Gilbert said: “We had considered that this brick building may offer potential in various directions, although any changes would of course require the necessary consents being obtainable.

“Although we are unaware of the purchaser’s intentions, it will be interesting to see what the future holds for this building on the outskirts of Benenden on the B2060 and opposite Cheesmans Garage.”

 

London calling

North Kent and South London offered a number of lots at the Clive Emson auction sale, including a house in Penge divided into four flats.

The mid-terrace Penge property at 79 Penge Road attracted investors and strong bidding saw it sell for £654,000 freehold.

The property currently let at £48,000 per annum, has the potential of an annual rental of £54,000.

Auctioneer Richard Payne said: “This fine investment opportunity was acquired after strong interest. There are four flats in the block, comprising of one three-bedroom, one one-bedroom and two studios.”

A bidding war saw a plot of land next to 3 Queen’s Farm Cottages, Queen’s Farm Road, Shorne, Gravesend, sell for £90,000 freehold on behalf of the Trustees.

The land is 0.28 acres (0.11 hectares) in size and may offer potential if all necessary consents are obtainable.

Another lot was 1 Middleham Court in Osbourne Road, Dartford, a one bedroom flat with the remainder of a 99-year lease from 1989 which sold for £119,000.
