Property Pick of the Week!

Hey everyone, its down to Devon today to have a look at a rather lovely four bedroom bungalow with good sized garden. There isn't much needing done to update this one and make it your own, so this property will be well suited to investors and owner occupiers :o)

I'm going to start in the kitchen of this one, as that's the room that first caught my interest. I'm not personally the biggest fan of a lot of pine. Nothing wrong with it of course, it's just not one of my favourites, which made it surprising to me that a kitchen with lots of that kind of wood on show would appeal to me this much. But hey, you can stain wood a multitude of ways, it can be painted too, so if that's not your thing either then please stick around and pause to consider just how lovely the units here would be in a shade or colour more to your taste. It's a lovely kitchen and the size makes for a fantastic family room!

I quickly began spotting other things that I absolutely love, with one in particular being impossible to ignore... that range cooker is awesome! I have to admit, I'd love one myself but I haven't got enough room for one at the moment, so I'm always smiling when I get to see such a nice property at auction that's already got a fab range cooker at the heart of the kitchen. They really do feel like the true heart of a home, creating warmth and also being a hub or meeting place amid our busy hectic lives... while also being the source of the heartiest of meals. The range cooker brings character and a real true family feel to this kitchen, plus with so much space overall and a dining table on hand as well, it's very little effort at all to imagine your own family in there :)

Admittedly, I'm never entirely sure whether a range cooker will definitely be remaining in a property after a sale. I guess that will depend on the seller, circumstances, etc... especially as they're such a big heavy thing to even consider moving once in place... but the most important thing to note about this kitchen is that it has enough space not only for a range cooker, but also a dining table and with loads of free space to move around too.  The worst case scenario would be to bring your own cooker/range with you or maybe it might inspire you to treat yourself to a brand new one while sprucing up this room? I know that's what I'd want to do if I had space, opportunity, and a very good excuse to invest in one! But to summarise: this kitchen is large, well thought out and laid out; it's spacious, and has plenty of natural light coming in from multiple directions thanks to having windows on two of the walls... what more could you want?

Ok, so you probably want to know what else this property has on offer, so lets move on and look at the rest now. The living room is a very good size, with one end being pretty much all windows and doors looking over (and opening out into) the garden, and with only a small wood burner being fixed in place within the room, so it looks to be a very flexible space that could be arranged in many ways.

You'll notice this to be a theme throughout this whole property. Great sized rooms and a feel that the spaces could be arranged in multiple ways to suit your personal needs. Some properties can kind of have quite a specific layout to the rooms due to positioning of fixed items such as doors, windows, radiators, fireplaces, and built in furniture/shelving, etc... but this property feels much less rigid than that, with more scope to shift things about and set things out as you would like them to be. It's great to see a property of this size and flexibility that needs minimal updating and decoration required.

Again, with the bedrooms it all appears to be rather spacious with good sized rooms, not much that's fixed in place to influence layout, and the neutral decor continues throughout. Updating-wise it's only perhaps the kitchen and bathroom that would benefit from a little TLC to update them as the other rooms are a blank canvas. I think I'm seeing some kind of sunken bath in the bathroom, which could be quite the quirky feature if I'm right. It's hard to tell from the single image though.  The en suite off the master bedroom looks a little newer/fresher at a glance, but again it's hard to be certain from the images alone.

There's no floor plan unfortunately so a little difficult to work out what is where, especially as there's a heck of a lot packed in to this property without any part of it looking crammed in at all. It's bit of a tardis in that sense as it's definitely looking bigger on the inside than the exterior pics would have you believe. Apparently two of the bedrooms are to the ground floor, and another two are located on the first floor, which have some of those funky angled ceilings I love so much due to them being positioned in the eaves. It seems there is also a dining room sneakily tucked away somewhere on the ground floor too that isn't shown in the pics. Every single time I go back to look at this property I find something more that I hadn't already discovered, and all of those additional things have been good ones too!

Right, last but definitely not least, lets take a peek outside. This is a property on a very good size plot that doesn't look to be particularly high maintenance at the moment, and there's a very decent sized workshop near the house, plus parking for up to 6 cars on the driveway. Now, there's definitely a lot of potential to play around out here, both figuratively and also literally for anyone with kids or with outdoor/sporty hobbies, and there is easily plenty of space here to have more than one area to the garden if you wanted. A play area for the kids with lawn to run about in, with a patio/decking area for entertaining and cooking outdoors on a BBQ or in a pizza oven perhaps, an area to grow food/herbs or to have flower beds... 

The possibilities are endless when you have such a decent amount of space laid out on a long plot and with little that's fixed in place. I'm amazed the plot is as long as it appears from above, since it doesn't seem to give the impression of being narrow from the images given. I wish I could see what the workshop is like on the inside though, as I'm a crafty creative type person myself so I automatically see it as being ideal for either hobbies or something for those working from home in a creative field. It looks very well cared for from the outside, so I would think it's also been well cared for inside too, especially if the rest of the property is anything to go by :)

So what do you guys think? I think this one is absolutely perfect for someone looking for a place to make their mark on, but that wants a place you can actually live in just now. There's scope to update, but nothing is broken or going to prevent you refurbishing in stages a room at a time. Likewise, for the investor this one is ideal for a quick update and to rent out. You can do a lot to it, or you can do very little, and properties this flexible are not as common as you might think. This one stands out for all the right reasons, and is well worth taking a closer look at if a four bedroom home is what you're seeking, and regardless of whether it's to live in or to make profit from, this property is definitely worth your time.

As a property of these proportions with such a large garden and the added benefit of a garden workshop, to the investor this one will suit a very wide range of potential renters/tenants and in particular families with kids. If you're willing to go a little further and do a full renovation of the bathroom and kitchen then surely there is scope to add value for selling on too. I could definitely see a modern contemporary kitchen working as incredibly well with the rest of the property. Likewise it could benefit just as much from a lick of paint at the hands of an enthusiast DIY-loving owner occupier. 

This one is going to attract a wide range of potential buyers when it's up at auction with COUNTRYWIDE SOUTH WEST on Thursday 27th June folks. So, if you're as hooked as I am on the vast potential offered here then you had best make sure you're there when the hammer falls, because I can see this one being snapped up on auction day!​
