Mixed use property and land set for auction

A mixed use property in the popular coastal town of Fowey has a freehold guide price of £235,000 to £250,000 at auction.  (WED FEB 7)

It is among 135 lots listed in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Being auctioned on the instructions of executors, the three-storey property is located at 3 Custom House Hill in the town centre.

Auctioneer David Henwood said: “This is a rare opportunity to purchase a freehold terraced property, situated in the heart of Fowey.

“It is currently arranged over three floors as a retail unit with a well-proportioned flat on the first floor.

“Now requiring a programme of improvement works, individuals may also wish to consider alternative uses for the lower ground floor space, which has a separate front access point, subject to all necessary consents being obtainable.”

The property is being auctioned in arrangement with May, Whetter & Grose of Fowey.

The ‘rare and exciting opportunity’ is for the freehold of a detached block of former public conveniences in a ‘truly spectacular position’ at Long Rock where it has ‘stunning’ views of the famous St Michael’s Mount.

Extending to 0.05 hectares (0.12 acres), it includes both men’s and ladies’ facilities and surrounding land. The WCs and land have a freehold guide price of £20,000 plus.

Senior auction appraiser Katie Semmens said: “This is a rare and exciting opportunity to acquire this freehold detached former block of public conveniences with land to either side.

“Located in a truly spectacular position on the seafront, it boasts stunning views towards St Michael's Mount and Mount's Bay.

“Occasionally these type of properties come to auction although rarely in this type of location. They may offer a variety of future uses, all subject to all necessary consents.”

Also in Penzance, a substantial commercial property in the town centre previously used as a bakery has a freehold guide of £120,000 to £150,000.

Located in a pedestrianised street at 40-42 Causewayhead, it has suffered some fire damage.

Auctioneer David Henwood said: “This is a substantial freehold property which has suffered some fire damage which has been confined to part of the property.

“It requires a comprehensive programme of improvement works although, alternatively, some parties may wish to consider a range of development schemes including sub-division or part conversion, subject to all the necessary consents.”

The property’s ground floor includes retail space and bakery production rooms with ancillary office, storage and former staff facilities located on the first floor.
