Fire-damaged Grade II listed house of 'historical interest' to go under hammer

A fire-damaged Grade II farmhouse of ‘historical interest’ is to go under the hammer this month with MARK JENKINSON.

Spout House is thought to date from 1545 with additions in 1678 and a cottage built prior to 1423 as well as a large stone cow shed, all of which are set in a freehold site of approximately 1.30 acres of land.

Adrian Little, Head of the Auction Department at Mark Jenkinson and Son, said: “The Grade II listed house of historical interest on Spout Lane was damaged by a fire in 2016 which tragically led to the deaths of its two elderly residents.

"Located on the fringe of Stannington adjoining open countryside, the farmhouse is in a very poor state of repair but would suit a buyer looking for a large-scale refurbishment project.

“The site lies within an area adopted as 'Residential' within the adopted Unitary Development Plan for Sheffield and part of the site is thought to be suitable for what could be an exclusive residential development, subject to the required consents.”

Tree and ecological reports are available for the property which will go under the hammer at Mark Jenkinson’s February auction with a guide price of £475,000+.

Added Adrian: “There is real scope for development thanks to the enviable setting and, as such, this lot is likely to attract a lot of interest.”

Other Sheffield properties up for sale include a popular three-level student village on Norfolk Park Road with a guide price of £100,000–£110,000, and a freehold investment with total income £50,000 comprising the well-established Andrews Café and adjoining retail premises in the city centre with a guide price of £475,000+.

The former pub the Frecheville Hotel in Sheffield, with extensive accommodation over three levels and lapsed planning for residential, will be offered at a low reserve for £30,000, while a former church in Bircotes, Doncaster, with permission in principle for the erection of two to four dwellings, will also go under the hammer.
