An auction bidding war erupted over a unique, detached property with a self-contained annexe and detached double garage in an urban setting north of Southend.

Oakdene in St. Marys Road, Wickford was among 135 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Senior Auction Appraiser Russell Hawkes said: “This one really took off with competitive bidding driving up the sale price.

“We had considered that this versatile property offered potential for a number of varied uses, and our bidders certainly agreed.

“We felt it was an opportunity for extended families, home-working businesses or even as a residential letting investment, and we will be interested to see what happens.”

The is located in an established residential area south of Wickford town centre.

It was offered with joint auctioneers Let or Sell Properties in Basildon on the instructions of the Power of Attorney.

A vacant first floor garden flat and ground floor ground rent investment at 104 & 104A Valkyrie Road, Westcliff-on-Sea, went under the hammer at £212,000 after competitive bidding.

Valkyrie Road Clive Emson Essex AuctionThe ground floor flat is sold on a long lease, generating £75 per annum in ground rent, while the vacant first floor flat needs modernisation although has double glazed windows and a gas heating system via radiators.

Russell added: “There is certainly potential in this semi-detached building which is arranged as two self-contained flats at first and ground floor levels – and our purchaser could see this.

“We considered that once the first floor flat has been improved it may be suitable for investment, owner occupation or resale.”

l A house needing improvement just outside Chelmsford city centre went under the auctioneer’s gavel this week. Three-bedroom 26B Tower Avenue was sold for £325,000 at the firm’s auction.

Regional Director & Auctioneer Paul Bridgeman said: “Although the property is now in need of some improvement and modernisation, we considered it ideal for owner-occupation or, once works have been carried out, it could be let to generate a good income.”

The property was offered jointly with Bond Residential.

A two-bedroom flat in a central Chelmsford (Essex) location, offered jointly with Home, was sold for £146,000 leasehold.

Flat 7 at 33 George Street is a well-presented ground floor flat situated in a modern block just outside the city centre and just a short walk from Moulsham Street.

Also sold was land and six lock-up garages on the west side of Pyms Road in Galleywood, Chelmsford. It went under the gavel at the unusual price of £59,999 freehold.

The parcel of land with an access road (off Pyms Road) houses eight garages, six of which were included in the sale – the other two garages are owned separately.

A bungalow with potential in a popular area of Clacton-on-Sea, Essex, was sold at the auction. Two-bedroom 26 Cottage Grove went under the auctioneer’s gavel at £182,000 after competitive bidding.

The detached bungalow is situated on a site extending to 0.05 hectares (0.11 acres) on the outskirts of Clacton, with supermarkets, retail parks and a shopping village all within a short drive.

Paul said: “We had strong interest in this property prior to the sale which led to excellent bidding and resulting in a good result for both vendor and purchaser.”

Also in Clacton, a semi-detached house needing improvement was sold for £151,500. Two-bedroom 30 Purley Way is situated in a popular residential location on the outskirts of the town.

Paul added: “The property is in need of modernisation and improvement throughout but our purchaser could see the potential it holds.”

A commercial property and yard with planning consent for a four-bedroom executive home in a north Essex village setting near Halstead has been sold.

The site, at 40 Alderford Street in Sible Hedingham, was among lots listed in the auction and offered jointly with Nicholas Percival Estate Agents with a freehold guide price of £215,000-plus. It was sold prior to the auction.

Paul said: “We had strong interest in this parcel of land and commercial units which are situated adjacent to the picturesque Alderford Water Mill in Sible Hedingham.

“It was not surprising to see it snapped up quickly as planning permission had already been granted for an executive-style house designed by Melville Dunbar Associates on the site, which extends to 0.14 hectares (0.36 acres).”

Consent was granted in 2021 for demolition of the existing office and warehouses and construction of one dwelling with garage, private open space, access, parking spaces, foul and surface water drainage and landscaping, subject to conditions.

A residential development site with planning consent already in place in Billericay, Essex, went under the auctioneer’s gavel. Land adjoining 15 Greens Farm Lane was sold for £167,000 freehold after competitive bidding.

Russell said: “We had strong pre-sale interest in this building plot in a popular residential area of Billericay, which led to an excellent auction and a great result for both vendor and purchaser.

“With planning permission for a four-bedroom detached house already in place, we had bids from builders and developers seeking a quick start on a one-off project with layers of red tape removed from the process.”

Two lock-up garages in a village setting south of Brentwood, Garages 18 and 20 at Byfield Court in Station Road, West Horndon were sold for £13,000 each.

Auction Appraiser Chris Milne said: “We considered these garages to be ideal for use by commuters or for letting to generate a good income – and our bidders certainly agreed.

“Garages, particularly in areas where parking is at a premium, tend to do well at Clive Emson auctions, so now is a good time to act if you are considering coming to market.”
