Devon Manor house in demand at auction

A Victorian manor house on the outskirts of Torquay, Devon, soared past its freehold guide price to sell for £679,000 at auction.

It was listed with a freehold guide of £550,00 to £600,000 but fierce bidding took it well above that figure when the gavel fell.

Senior auction appraiser Audrey Smith said: “Bidders were clearly attracted by the rare opportunity to acquire a stunning late Victorian manor house in a quiet residential area.

“The new owner now has a range of options for the property, including lettings. However, there is also simply enormous potential to create a fabulous family home or some form of business venture, subject to the necessary consents.”

Richmond Manor retains many of its original features, including two staircases, a vaulted octagonal rooflight, cellar and feature doorway with an inscribed wooden crest.

It is arranged as nine studio, one-bedroom apartments and owner’s accommodation with three bedrooms.

Richmond Manor also has a coach house, gym, sizeable gardens and sea views.

Richmond Manor was auctioned jointly with John Lake Estate Agents of Manor Road, Torquay.

Kingsbridge views prove popular

A detached bungalow with ‘spectacular’ views over the Kingsbridge and Salcombe Estuary in Devon has gone under the hammer.

The three-bedroom house at West Charleton, Kingsbridge, fetched £332,000 when the gavel fell – well above its freehold guide price of £315,000 plus.

Located at 14 Compton Road, it was among the lots in the fifth sale of 2023 by regional land and property auctioneers Clive Emson. 

Senior auction appraiser Audrey Smith said: “This bungalow drew keen interest at auction.

“Its stunning views over the Kingsbridge and Salcombe Estuary from its location in the sought-after residential area of West Charleton were among its attractions to bidders.

“The new owner may consider some form of refurbishment programme to create a beautiful family home but there is also graphic potential for some form of extension outwards or upward, subject to the necessary consents.”

The bungalow has front and rear gardens, parking and a garage.

Bidders stake claim for Devon development land

Land earmarked for residential development in the South Hams, Devon, has sold well in excess of its freehold guide price.

The site at Harraton Farm, Modbury, near Ivybridge, was listed with a guide of £300,000 but eventually sold for £367,000 after keen bidding.

Sold with planning permission for conversion of barns into five houses with parking, it was among the lots in the fifth sale of 2023 by the regional land and property auctioneers Clive Emson. 

Senior auction appraiser Audrey Smith said: “There was keen interest in this sizeable plot from a number of parties.

“The new owner has the option to build out the current planning approval or may wish to follow an alternative scheme subject to the necessary consents.

“This sale demonstrated that appetite for good quality and well located development land remains strong.”

The land measures 0.85 acres (0.34 hectares).

Substantial premises in Tiverton town centre taken

A regeneration site at the heart of Tiverton town centre was snapped up by a keen buyer.

Fore Street Tiverton Devon The substantial premises at 29-31 Fore Street – formerly occupied by the HSBC bank with a maisonette above – was listed for auction with a freehold guide price of £200,000 to £220,000.

However, an interested party made an offer well in excess of the guide prior to the auction which was accepted. 

The property was among the lots listed in the fifth sale of 2023 by the regional land and property auctioneers Clive Emson. 

It has planning permission for mixed-use redevelopment including conversion into two ground-floor commercial units, four one-bedroom flats above and a two-storey town house to the rear.

In addition, the planning approval allows for the construction of a single-storey terrace for three one-bedroom homes with communal gardens.

Senior auction appraiser David Henwood said: “There was strong interest from an interested party who was keen to acquire the property before it went to auction.

“Occasionally this happens and it is at the discretion of the vendor whether they wish to accept an offer or not.

“In this case, the new owner has acquired a property in a key location in Tiverton town centre which has considerable regeneration potential.

“They may wish to follow the planning permission or may have an alternative scheme in mind subject to planning consent.”
