St Austell, Cornwall retail unit for auction

A commercial property in a prime position in St Austell town centre is heading to auction in June.

The end-terrace premises are located at 16 Fore Street in the town’s main pedestrianised street close to nearby national retail chains and amenities.

Most recently occupied by a charity, the two-storey property includes sales space on the ground floor and ancillary accommodation on the first floor including staff room, WC, office and storage.

It has a freehold guide of £80,000 to £100,000 in the fourth sale of 2023 by the regional land and property auctioneers Clive Emson. 

Located at 16 Fore Street, it most recently traded as a charity shop.

It is being auctioned jointly with Miller Commercial of Truro.

Also coming to the auction is the former Biscovey Sports and Social Club in Par (pictured below). The property has planning permission for conversion into two one-bedroom homes, each with garden and parking.

Chapel and engine house going under hammer

A church and a historic engine house for a mine near Camborne are among the properties going under the hammer.

The former Penponds Methodist Chapel in Church Road, Penponds, has a freehold guide price of £120,000 plus. Dolcoath Mine House (pictured below) has a freehold guide of £30,000 to £35,000.

They feature in the fourth sale of 2023 by the regional land and property auctioneers Clive Emson. 

The methodist chapel has planning permission to create a three-bedroom house with a study area, balcony, parking and garden.

It is being auctioned in arrangement with MAP Estate Agents.

The mine house in Dolcoath Road was built in 1886 and stands on a plot extending to approximatley 0.19 acres (0.49 hectares).

Senior auction appraiser David Henwood said: “Both of these properties ooze character and offer plenty of potential.

“The former chapel already has the benefit of planning consent while the mine house requires complete renovation.

“Clearly, there is residential conversion potential subject to all of the necessary consents.”

Cornwall Council has instructed the auction of the former engine house and the property is being auctioned jointly with Vickery Holman Property Consultants of Truro.

Investment opportunity at business park

A ‘rare opportunity’ to acquire a business park in Torpoint is coming to auction with a freehold guide price of £190,000 to £210,000.

Cornwall Council has instructed the sale of Millbrook Business Park, which has eight fully let light industrial units.

It is among the lots in the fourth sale of 2023 by the regional land and property auctioneers Clive Emson. 

Senior auction appraiser David Henwood said: “This is a rare opportunity to acquire a fully let business park.

“It is well located in south east Cornwall, close to the Torpoint ferry terminal and its access to Plymouth.

Demand expected for land and property

Bidders are set to stake their claims for parcels of land and property in ‘sought after locations’ in Cornwall at auction.

They are among the lots going under the hammer in the fourth sale of 2023 by the regional land and property auctioneers Clive Emson. 

At Goonbell, St Agnes, a triangular parcel of freehold land over 1.26 acres (0.51 acres) has a freehold guide price of £20,000 plus.

Senior auction appraiser Katie Semmens said: “This is great chance to acquire a plot of land in a pleasant hamlet location.

“We expect it to appeal to equestrian types as well as those with horticultural interests.

“There were previously a series of polytunnels on the site along with a shed which could be re-instated subject to the necessary consents.”

Land with a zero reserve in Truro is also up for auction. The freehold site is to the rear of 7-14 Kenwyn Gardens and measures about 0.05 acres (0.02 hectares).

Two Cents Worth, at Skidden Hill in St Ives, is a flat with a freehold guide of £115,000 plus.
