Cornwall Auction News: Buyer spends more than a penny on Penzance loos

Cornwall Council instructed the freehold sale of the detached block of former public conveniences in a ‘truly spectacular position’ overlooking the famous St Michael’s Mount.

Extending to 0.05 hectares (0.12 acres), the site at Long Rock included both men’s and ladies’ facilities and surrounding land.

It was among 145 lots listed in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Senior Auction Appraiser Katie Semmens said: “There was incredible interest in this property, which took its final sale price to £169,000.

“Its location in a truly spectacular position on the seafront with stunning views towards St Michael's Mount and Mount's Bay was a key factor in the keen interest generated from interested parties nationwide.”

Also in Penzance, a ground floor commercial property most recently used as office went for £40,000.

The Treweath Road property, listed with a leasehold guide of £37,000 plus, was sold under the terms of a new 125-year lease.

It was auctioned in arrangement with Marshall’s Estate Agents of Penzance.

An end-terrace house with double bedrooms in Pendennis Road in Penzance sold for £179,000, well above its freehold guide of £155,000 plus.

Redruth lots exceed guide prices

A ‘deceptively spacious’ bungalow with four bedrooms in Redruth has sold for £199,000 at auction. (WED MARCH 20)

Pickety Witch at North Country, was among 145 lots listed in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Senior Auction Appraiser Katie Semmens said: “There was keen interest in this deceptively spacious detached bungalow before it sold for £199,000.

“This was well in excess of its freehold guide price of £150,000 and bidders were no doubt attracted by the property’s sizeable living space on a decent sized plot.

“The buyer has a variety of options, including updating for owner-occupation or the rental market as well as sub-division for annexe accommodation, subject to the necessary consents.”

Pickety Witch was auctioned in arrangement with Bill Bannister Estate Agents of Redruth.

Also selling at auction from Redruth was a builder’s store and land with planning permission for a two-bedroom bungalow.

Located at the rear of 2-4 Southgate Street, it fetched £68,000, comfortably above its freehold guide of £55,000 to £65,000.

The lot was auctioned jointly with Miller Commercial of Truro.

Bidders keen on Newquay

A one-bedroom cottage near Newquay has sold at auction for £101,000. (WED MARCH 20)

Located in Halt Road the village of St Newlyn East, it went for £26,000 above its freehold guide price of £75,000 plus when the hammer fell.

“The enduring popularity of Newquay and the North Cornwall coast means that houses attract interest from local buyers and those further afield whether for occupation or letting.

“Although this cottage has one bedroom, it offers the potential to create a further bedroom on the first floor, subject to all of the necessary consents.”

Mixed-use property in hot spot sells
