Camelford property snapped up at auction

A double-fronted shop in a prime position in Camelford town centre has sold at auction.

Market Place clive emson auctionThe ground floor property fetched £27,000 in the third sale of 2023 by the regional land and property auctioneers Clive Emson. 

Senior auction appraiser Katie Semmens said: “The new owner has acquired an attractive property with plenty of potential in a prime position in Camelford.

“It offers a multitude of options going forward, subject to the necessary consents. The new owners may wish to use it themselves or let it out to achieve a rental income.”

Located at 14 Market Place, it most recently traded as a hairdresser’s and was previously let at £6,000 per annum.

The property was sold with the remainder of a 999-year lease from November 1991. It was auctioned jointly with Miller Commercial of Truro.

Land double near St Austell

Two parcels of land near St Austell each went for nearly three times their freehold guide prices at auction.

The two sites at Biscovellett, near St Austell, were auctioned separately in the third sale of 2023 by the regional land and property auctioneers Clive Emson. 

The first field includes a former quarry and extends to 2.67 hectares (6.61 acres).  It sold for £94,000.

The second measures 0.96 acres (2.39 acres) and is close to a camp site on the opposite side of the road. It sold for £99,000.

Both were listed with guides of £35,000 plus.  They were both bought by the same buyer.

Senior auction appraiser David Henwood said: “Bidders spotted the potential in these two sites when they came to auction.

“Both have recently been used for grazing horses, and one has a former quarry. They could continue to be used for livestock although there is potential for other uses, all subject to the necessary consents.”

New owner for Looe house

A townhouse in Looe was sold for £137,000 when the auctioneer’s gavel fell.

Springfield Shutta Lane Clive Emson AuctionThree-storey Springfield in Shutta Lane was among the lots in third sale of 2023 by the regional land and property auctioneers Clive Emson.

The semi-detached, three-bedroom house was listed with a freehold guide of £115,000 to £135,000.

Senior auction appraiser David Henwood said: “The new owner has myriad opportunities for this property.

“They include programme of improvement works for owner-occupation, letting or even for some form of sub-division into flats subject to the necessary consents.”

Springfield was auctioned in arrangement with Pope Estate, Business and Letting Agents of East Looe.

 

 

 

 

Substantial Newquay site sells

The freehold of a commercial site with development potential in Newquay has sold through auctioneers.

The site at Wesley Yard includes premises used by a well-established motor vehicle repair garage, a row of 10 lock-up garages, a range of lock-up stores, workshops, yards and undercover parking.

It had a freehold guide price of £375,000 plus in the third sale of 2023 by the regional land and property auctioneers Clive Emson.

It sold prior to auction when an offer was accepted by the vendor. 

Senior auction appraiser Katie Semmens said: “There was significant interest in this property prior to auction.

“An offer was made in advance of the auction, which was accepted. Occasionally this type of sale can be agreed if the buyer is keen to acquire a property or land before it goes to auction.

“The new owner has acquired a property with opportunities for asset management and rental growth to maximise return on investment in this property.

“There is also potential for some form or commercial, residential or mixed development, all subject to the necessary consents.”

Extending to 0.18 hectares (0.45 acres), the site is currently part-let at £18,819 per annum.

Units at the yard are variously let as a yoga studio, storage, an artist’s studio, workshops, lock-up garages and as Atlas Garage for motor vehicle repairs.

Redruth town house sells

A large town house in Redruth with four bedrooms and three receptions has sold for £156,000 freehold.

Senior auction appraiser Katie Semmens said: “Demand remains strong for attractive houses of this calibre in sought-after locations with local amenities nearby.”

The property was auctioned in arrangement with MAP Estate Agents of Barncoose.
