Council sells off plots of land with Clive Emson Auctioneers

Six plots of land across Cornwall went under the auctioneer’s gavel on 20th September.

They were among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

The small pockets of land were sold under instructions from Cornwall Council at the firm’s auction.

All were listed with a nil reserve and were sold at prices ranging from £111 to £30,120.

Regional Director & Auctioneer David Henwood said: “The parcels land, of various shapes and sizes, were surplus to the council’s requirements and we were asked to dispose of them.

“Land sales tend to do very well at Clive Emson Auctioneers and this one was no different. We received strong interest in advance of the auction, particularly from nearby residents.

“Although we do not know the intentions of the various purchasers, we shall be very interested to see what happens to the pockets of land.”

The sales were:

l Lot 13: Land Adj 4 Belhay, Penryn, land and verge bordering a residential estate in a village setting, extending to approximately 0.04 hectares (0.10 acres) – £1,000.

l Lot 39: Land & Track at Moss Side, Callington, an unmade track and small area of land bordering Moss Side Industrial Park and situated close to a new development of residential units, extending to approximately 0.06 hectares (0.15 acres) – £30,120.

l Lot 44: Land Church Street, St. Blazey, Par, a small area of verge land located within the town and close to local amenities, extending to approximately 0.006 hectares (0.01 acres) – £111.

l Lot 59: Land Treleigh Industrial Estate, Redruth – a broadly rectangular freehold site bordering Treleigh Industrial Estate and currently occupied by mature trees, extending to approximately 0.07 hectares (0.17 acres) – £15,010.

l Lot 85: Land Adj. 43 Eastbourne Road, St. Austell, overgrown parcel of amenity land, extending to approximately 0.004 hectares (0.01 acres) – £6,510.

l Lot 125: Land Nanturian Hill, Mabe, Penryn – amenity land situated on the outskirts of Mabe village, extending to approximately 0.05 hectares (0.12 acres) – £13,011.

Just the job as former HMO sold

A former House in Multiple Occupation (HMO) with potential in a coastal setting near Penzance was sold at the same Clive Emson auction.

Arica House at 13 Market Square in St. Just was offered jointly with Miller Commercial, it went under the gavel at £120,000 leasehold.

Senior Auction Appraiser Kate Semmens said: “This unique opportunity to acquire a substantial period property arranged over two upper floors, but needing updating, overlooking the popular Market Square was too good to refuse.

“We will be interested to see what happens to Arica House, formerly a lucrative HMO providing ten letting rooms, all of which are now vacant, as there is a great deal of potential here.

“We considered it offered potential for development into a number of flats, subject to all necessary consents being obtainable, and would make an ideal investment post-conversion or a re-sale opportunity.”

Thank heavens as former church sold

A former church with lapsed planning consent for residential development near Camborne was sold at the Clive Emson auction after strong bidding.

Troon Mission Church, Church House, 4 Treslothan Road in Troon was offered jointly with Stratton Creber Commercial, it was sold for £105,000 freehold.

Senior Auction Appraiser Kate Semmens said: “This rare chance to acquire a former mission church situated in a pleasant semi-rural village location attracted good interest which converted into strong bidding.

“Although currently run down, our bidders could see that the property still exudes plenty of charm and character.

“That the property has lapsed planning consent for conversion into three residential dwellings, each with a garden area and parking, certainly encouraged potential purchasers.

“We considered it a unique trio development opportunity – or some may envisage one large family home, post works being carried out, subject to all necessary consents being obtainable.”

The property sits on a site extending to 0.11 hectares (0.29 acres) and the gross internal area is approximately 184 sq m (1,980 sq ft).

Bidding war over Dartmouth land

A plot of land with planning consent for a three-bedroom home at the heart of popular Dartmouth was offered jointly with KLP Kitchener, it finally went under the gavel at £106,000 freehold at the Clive Emson auction which ended on Wednesday 20 September.

This plot of land is near to Dartmouth Harbour and the many amenities that the town centre has to offer.

Auction Appraiser Tom Lowe said: “This one certainly took off, with competitive bidding driving the sale price to more than four times the lower freehold guide.

“That the land benefits from detailed planning permission for a generously sized house and off-road parking certainly boosted this sale.

“We will certainly be interested to see how work progresses and believe it would make an impressive family home or substantial holiday let.”

Brixham terraced house sold at auction

A terraced property needing updating in Brixham was offered jointly with Winkworth, it was sold for £173,500.

The property is located in a popular elevated location with easy access to the town centre via steps to the main High Street and the harbour.

Senior Auction Appraiser Audrey Smith said: “We had strong interest in this mid-terrace property arranged over three floors and offering spacious accommodation but requiring a programme of further improvement.

“Although we are unaware of the owner’s intentions, we considered it was likely to be of interest to owner occupiers or investors wishing to add to their property portfolios.”

A flat needing repair and refurbishment at 3 Stafford Road, in Paignton was sold for £70,000 freehold.

The flat has private access, a courtyard garden and is ideally located being within close proximity of the town centre and seafront.

Audrey added: “This excellent opportunity to acquire a ground floor flat requiring repair and refurbishment proved to be of great interest.

We felt it would be ideal for investors wishing to add to their property portfolio or owner-occupiers, post works being carried out.”

Tenure is the freehold of the building with the upper flat having been sold away on a long lease of 999 years from 1984 with ground rent payable of £50 per annum.

A spacious period mixed use property with potential in the popular town of Ottery St Mary was offered jointly with Hall & Scott, it was sold for £148,000 freehold.

The ground floor comprises two shop units, store room, boot room and a further room used as the former bakery with the old ovens in situ. On the first and second floors, with independent access, is a large four-bedroom maisonette.

Senior Auction Appraiser Audrey Smith said: “This rare opportunity to acquire a spacious period mixed use commercial/residential property near the town centre proved too good to miss, despite it requiring complete renovation.

A substantial former day care facility with potential in Cullompton went under the gavel at £116,000 freehold after strong bidding.

The detached 28 Tiverton Road property, near the town centre, was most recently used as a day care and nursery and now requires improvement throughout.

Auction Appraiser Tom Lowe said: “This property attracted strong interest from a variety of potential buyers who drove up the price to deliver an excellent result for both vendor and purchaser.

“We had considered it ideal for conversion of the building to produce multiple residential units or, possibly, one large residential unit, subject to all necessary consents being obtainable.

“Although we are unaware of the buyer’s intentions, we also felt there could be potential for some form of commercial use, again, subject to all necessary consents being obtainable.”

Bidding war over Plymouth property

A former family contact centre with potential in a popular area of Plymouth was sold at the Clive Emson auction for £116,500, more than twice the freehold guide price.

Auction Appraiser Tom Lowe said: “This one really took off, with competitive bidding from prospective purchasers who could see the potential in this building.

“We regarded it as a possible development opportunity in a popular residential area of Plymouth, with its central location benefiting from many amenities in close proximity.

“The property lends itself to the potential of a conversion development scheme to create multiple residential units, or a mixed-use conversion scheme.

“Any works in this regard would be subject to all necessary consents being obtainable. The property in its current state does require some improvements and it will be fascinating to see what the future holds.”

A cottage needing complete refurbishment in Somerton was sold for £175,000.

“Although the property requires a considerable amount of repair and complete refurbishment throughout, we had strong interest from the outset.
