Worthing flats sold at Clive Emson auction

A house arranged as three flats in central Worthing was sold at auction last week. (wed 20 sept)

Inner terrace 121 Clifton Road was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Offered jointly with Ketchen King, it went under the gavel at £337,500 at the firm’s auction which ended on Wednesday 20 September.

The fully-let property generates £36,960 per annum in rent.

Senior Auction Appraiser and Auctioneer Richard Payne said: “We considered that this bay-fronted property was ideal for continued investment and our purchaser agreed.

“Arranged over three floors, with three self-contained flats having recently been refurbished for letting purposes, we felt it would make an excellent addition to any residential property portfolio.”

The property is situated in the town centre, on the west side of Clifton Road close to its junction with Tarring Road, being within easy access of comprehensive local shopping facilities, amenities and Worthing mainline station.

There are excellent road links to Brighton, Chichester and all surrounding areas via the nearby A27 and A259.

Bexhill shops and flats sold at auction

Two neighbouring blocks of three flats with a ground floor commercial property in Bexhill-on-Sea were each sold last week.

Both were offered jointly with Dyer & Hobbis and went under the gavel at the firm’s auction which ended on Wednesday 20 September.

The properties are located in one of Bexhill's main thoroughfares offering easy access to Bexhill seafront, De La Warr Pavilion and Bexhill railway station.

End-terrace 9 Sackville Road went for £393,000. It is currently let at £24,000 per annum and it is estimated that the total rental when fully let would be £34,200 per annum.

Auction Appraiser Chris Milne said: “This town centre block comprises a pair of two-bedroom flats, a one-bedroom flat and a commercial unit operating as a music shop. Flat 2 is vacant and has recently undergone some refurbishment.

“The property is let providing a good income and we considered it ideal for immediate investment – with our purchaser agreeing.”

Mid-terrace 7 Sackville Road achieved £330,000 freehold. The property is currently let at £31,310 per annum.

End-terrace 21 Wickham Avenue, also offered jointly with Dyer & Hobbis, went under the gavel at £318,000 freehold. It is currently let at £28,900 per annum.

The block, situated on the corner of Wickham Avenue and Cornwall Road, is arranged as mixed residential and commercial accommodation with detached single lock-up garage.

Saltdean chalet bungalow sold at Clive Emson auction

A detached chalet bungalow in need of updating on a prominent corner plot overlooking a park near Brighton went under the auctioneer’s gavel this week. (wed 20 sept)

Two-bedroom 52 Arundel Drive East, Saltdean, was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

It was sold for £440,000 freehold after strong bidding at the firm’s auction which ended on Wednesday 20 September.

Senior Auction Appraiser and Auctioneer Richard Payne said: “This ideal opportunity to acquire a detached chalet bungalow arranged over two floors, providing light and spacious accommodation in need of updating proved too good to miss.

A lock-up garage just off Hove seafront sparked a bidding war before it was sold for £44,000 – more than twice the freehold guide price – as an investment.

The garage, situated in the northern row at the west end of a compound rear of Princes Avenue, is currently let on a licence at £1,140 per annum.

The compound is located between Kingsway and Princes Avenue with vehicular access from the rear of Viceroy Lodge, just off Hove Street and additional access between 2 and 2B Princes Avenue.

Land adjacent to 85 Timber Mill in Southwater was among 180 lots in the latest Clive Emson auction.

It went under the auctioneer’s gavel at £271,000 freehold at the firm’s auction which ended on Wednesday 20 September.

Senior Auction Appraiser and Auctioneer Richard Payne said: “This rectangular shaped building plot is located on level ground proved to be highly popular.

“Good early interest translated into strong bidding as the potential of the site was recognised.

“When developed, it will provide two semi-detached properties, as per the planning consent, or it could be one large, detached house, subject to all necessary consents being obtainable.

“Although we are unaware of the owner’s intentions, we will be interested to see what the future holds for this site.”

The secluded plot, extending to 0.05 hectares (0.13 acres), is situated in an established residential area fronting woodland and adjacent to local schools, shops and amenities.

Vacant 59 Hawthorn Road, a hot food takeaway unit in Bognor Regis was sold for £70,000 freehold at the Clive Emson auction which ended on Wednesday 20 September. Estimated rental value for the premises is £10,000 per annum.
