Land and roadways across Berkshire and North Hampshire went under the Clive Emson auctioneer’s gavel last week – for as little as £10. (wed 20 sept)

Three lots, one with 13 titles, were among 180 lots sold in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

The lots were:

l Lot 6: An array of 13 freehold titles, containing small parcels of estate land, adopted roadways and unusual strips of land across North Hampshire and Berkshire, including a strip of land close to Pangbourne Primary School on Kennedy Drive, Pangbourne – sold for £10.

l Lot 8: Roadway, Upper Harts Hill Farm, Harts Hill Road, Thatcham, Berkshire. This private driveway provides access to the five houses contained within the development – sold prior to auction.

l Lot 18: Roadway & Strip of Land, Blandford Drive, Wokingham, Berkshire. This freehold title includes the mouth of Blandford Drive, which is understood to be adopted and a long strip of land between 255 Barkham Road and 6 Blandford Drive – sold for £10.

Senior Auction Appraiser Mike Marchant said: “For a variety of reasons, land sales tend to do very well at Clive Emson Auctioneers sales.

“These lots were parcels of residual land left over following previous developments and surplus to requirements.”

Auction stations as Southend area homes are sold

A semi-detached house needing improvement in a sought-after area of Leigh-on-Sea was sold at auction this week. (wed 20 sept)

Three-bedroom 165 Highlands Boulevard was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

It went under the auctioneer’s gavel at £391,000 freehold at the firm’s auction which ended on Wednesday 20 September.

Director & Auctioneer Kevin Gilbert said: “This semi-detached house in need of improvement in one of Leigh-on-Sea's most sought after areas proved a very popular lot.

“We had strong interest from potential owner-occupiers or investors who may wish to let out the property to generate a good income once works are completed.”

Local shopping and public transport is located a short distance away at the junction of Sutherland Boulevard and London Road, with convenient road links to the A127/A130 to the north and Old Leigh/Leigh Broadway to the south.

l A detached bungalow with a conservatory but needing improvement in nearby Hadleigh was also sold at the auction after strong bidding.

Detached 43 Hadleigh Park Avenue eventually went under the gavel at £298,050 freehold, with vacant possession

Situated in a popular residential location near South Benfleet, the detached bungalow is well placed for local shops and amenities, transportation links and vehicular access to the A13, A130 and the A127.

Senior Auction Appraiser Russell Hawkes said: “Although the property requires a programme of modernisation and improvement, our bidders could see the potential.”

l A two-bedroom terraced house needing improvement at 345 Central Avenue, Southend, was sold for £189,000 freehold.

The two-storey house is situated in an established and convenient area of Southend, near to the junction of Hamstel Road and in close proximity to local shopping, local schools and public transport.

Kevin added: “Although the house is in need of a refurbishment, our purchaser could see the potential of this property.”

l Also in Southend, three-bedroom 7 Napier Avenue was sold for £217,000 after competitive bidding.

Kevin said: “Although this mid-terrace house needs improvement, it will make an excellent family home or could be let to provide a good income.”

The property is situated in an established residential location, within close proximity of the town centre’s shopping, bars, restaurants and recreational facilities.

Town properties sold at auction

A terraced house located within close proximity of Colchester town centre went under the auctioneer’s gavel this week. (wed 20 sept)

Two-storey 61 Military Road was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

The two-bedroom property was sold for £144,500 freehold at the firm’s auction which ended on Wednesday 20 September.

Senior Auction Appraiser Russell Hawkes said: “Although in need of a complete refurbishment programme, this property offered excellent potential for either re-sale or letting once improvements and renovations have taken place,.

“Strong early interest led to competitive bidding which delivered a great result for both vendor and purchaser.”

l A two-bedroom maisonette needing repair and improvement in Colchester was also sold at the auction after competitive bidding.

First floor 1 Greenhythe Court in Greenstead Road, offered jointly with EzeMove, has a went under the gavel at £130,000 leasehold.

Regional Director & Auctioneer Paul Bridgeman said: “We considered that this property, let at £825 per calendar month (£9,900 per annum) until June this year, had great potential.

“We felt that once works had been carried out it could be let again to provide a good income – and our bidders agreed.”

The maisonette is well placed for access to local shops, supermarket, Colchester Hythe railway station and the university, as well as the city centre.

Ilford bungalow sells for £465,000 at auction

A semi-detached bungalow needing improvement in a popular area of Ilford went under the auctioneer’s gavel this week. (wed 20 sept)

Two-bedroom 37 Levett Gardens in Seven Kings was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

It was sold for £465,000 freehold at the firm’s auction which ended on Wednesday 20 September.

The bungalow and garage, located in a much sought after part of South Ilford, is within close proximity of Ilford and Barking town centres with their mainline railway stations.

This established residential area is between South Park Drive and Goodmayes Lane, which offers local shopping facilities and schooling.

Senior Auction Appraiser Russell Hawkes said: “We had strong interest from the start, even though the property requires some minor refurbishment,

“We considered there may be potential to extend the accommodation to the rear and into the roof space, subject to all necessary consents being obtainable.”

l In nearby Woodford Green an end-terrace house with a double garage but requiring modernisation was sold for £385,000 after competitive bidding.

End-terrace 33 Crown Hill Road is situated in an established and popular area, close to local schools and recreational areas.

Russell added: “Now in need of updating and modernising, we considered the property to have potential for creative investors looking for a refurbishment project – and our bidders agreed.”

In addition to the family sized accommodation, there is a ground floor shower room, a basement area for extra storage, side access and a double garage located at the bottom of the garden.

l A one-bedroom flat in Grays, currently let at £9,600 per annum, went for £105,000 leasehold as an investment opportunity. Flat 215 in Vert House on Falcon Avenue had been offered jointly with Griffin.

Russell said: “This one-bedroom ground floor flat, located in a purpose-built block in close proximity to Grays town centre and mainline commuter railway station, was considered ideal for continued investment.”

Bidding war over Tufnell Park flat

A bidding war erupted before a Tufnell Park flat in need of modernisation was sold at auction this week. (wed 20 sept)

Flat 31, Southside at 32 Carleton Road was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

It eventually went under the gavel at £161,000 leasehold at the firm’s auction which ended on Wednesday 20 September.

Senior Auction Appraiser Russell Hawkes said: “This one really took off with the sale price far exceeding the original guide.

Russell added: “This purpose built two-bedroom first floor flat attracted strong interest which translated into competitive bidding.

“We felt that once works have been carried out it would make an ideal property for owner-occupation or could be let to provide a good income and our bidders agreed.”

The flat is situated in a popular block at the junction of Carelton Road and Dalmeny Road within easy reach of Tufnell Park Underground Tube Station (Northern Line Services).

Bidding war as land near Braintree sold at auction

Half-an-acre of land, currently overgrown, in a rural setting near Braintree sparked a bidding war before it was sold at auction this week. (wed 20 sept)

Land South East of Lanham Green, Cressing, finally went under the gavel at £71,000, nearly three times the freehold guide.

It was among 180 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers and sold at the firm’s sale which ended on Wednesday 20 September.

Regional Director & Auctioneer Paul Bridgeman said: “Land sales tend to do well at Clive Emson auctions – and this one proved to be no different.

“We felt that this land may offer potential for alternative uses, subject to all necessary consents being obtainable, and our buyer agreed.”

The overgrown parcel of vacant freehold land is situated to the east of Braintree and the A120, almost equidistant between the villages of Silver End, Cressing and Perry Green.

The site extends to 0.20 hectares (0.50 acres).
