So today, we're off to West Yorkshire to take a look at a fantastic newly constructed 4 bedroom family home. Built in natural stone this terrace property is both attractive and surprisingly spacious given its compact appearance from the front elevation. Arranged over 3 floors, this is a well laid out property with the benefit of a built in garage to the ground floor. It's actually not something I've seen very often, more commonly spotting a detached garage, or an in-built garage within a two storey house, so it certainly caught my eye to see the way this 3 storey property with garage has been put together.

I love the tasteful way in which the windows have been arranged and scaled so as to perfectly frame that garage door below, making it an inclusive part of the overall design rather than merely an afterthought. It's a pleasant change to see something that is often overlooked as merely functional being made into an integral feature of the overall design and appearance of this fantastic property.This is something that can be spotted throughout the entire property... at every turn there are little details and features that are both carefully thought out and very well implemented.

Another feature that leaps out at you from the exterior image of this property is the amazing window on the first floor. Running almost floor to ceiling, the window appears similar in scale to a doorway. Taking a glance at the interior images, it looks like that fabby big window is a part of the kitchen and lets in an enormous amount of light. The kitchen overall is both stunning, and also the perfect blank canvas. I adore the contrast between the black floor and those white gloss kitchen units. Ok, so having the white walls as well is perhaps a step too far for my own personal taste, but even I cannot deny how big the space looks as a result. That said, if you are like me and like a little splash of colour, this is the perfect opportunity to make your mark on the property with just a quick lick of paint and/or a few funky accessories thrown in there.

As we move on to look at the other rooms shown, it's clear that the white theme has been carried through the whole property. While we have not been shown all of the rooms, it's a fairly safe bet that this new build has the same white theme carried throughout. I'm not 100% certain of which room we are seeing in the third image, but my best guess would be that it is the living room. Whatever purpose it has been granted, I'm loving those alcove shelves built in either end of the main wall shown. They would look equally amazing laden with books, dvds/cds, board games, or even a mixture of framed photographs and ornaments.

In similar style to the kitchen, the bathroom has also had the same treatment to white glossy surfaces and contrasting black floor. While this room is less flexible with its floor to ceiling white tiled walls, they are of very high quality and incredibly attractive given the large size, minimal gap between tiles, and the immaculate appearance of the smooth reflective surface. In this room you'll need to use accessories if you want to break up the white a bit, but if I'm honest even I can appreciate the extensive use of white here, and it clearly makes maximum use of the light coming in so that the room feels bigger and more spacious.

Finally, it is worth taking a little time to check out the floor plans of this property. It's not often I come across such detailed plans in a catalogue. For the most part the regular floor plans I come across are a lot less detailed and created long after the property itself. These are the actual plans from the original build, and it's wonderful to get the additional perspective with all it's detail, dimensions, and high accuracy.

I love that I can see from those plans the way everything connects, and that you can mentally navigate the whole property, something you couldn't do from the description and handful of images alone. I can also see that there is a small discrepancy now too... from the exterior it seems that these houses are built side by side in a terrace of mirrored pairs. According to the plans the kitchen is shown backwards in the photograph. Perhaps someone felt it was more aesthetically pleasing to flip the image, or maybe the plans were for the neighbouring mirrored property and someone flipped the living room photo instead...

But that just shows you what a fantastic property this really is!! Especially since the only real niggles I can find to discuss are a little too much white, and that's easily remedied when you make your mark on the property... or an awareness that someone has most likely flipped an image so that the pictures don't quite match the floor plans. In the grand scheme of things, this property is an excellent opportunity for owner occupiers and investors.

Very attractive and highly desirable, this property is likely to have more than one party interested on auction day. Oh, and if anyone can solve the mystery of which was flipped, one of the pics or those floor plans being for the house next door perhaps, answers on a postcard please!
