Where in the UK is my Future Auction HOT PICK today?

There have been so many new auction lots added to our database the past week, it’s been very hard to pick out a favourite!

I couldn’t leave this one out as love it! For all the folks out there seeking that perfect project property!

This auction lot consists of a charming one bedroom cottage set in a small picturesque hamlet. This lovely rural home boasts a riverside detached garden and some lovely features inside that include exposed beams/brickwork, and  fabby feature fireplace with wood burning stove. Ideal as a holiday home for owners/investors, this one is well worth checking out to avoid missing out on a real gem of a property come auction day!

And now for my Hot Pick of the Week.  This Gloucestershire property is a fixer upper that you won't want to miss out on!

Let's take a look at this stunning thatched character cottage set in 1.29 acres of extensive gardens. It's a fantastic opportunity for the investors and keen owner occupiers alike. There's loads of stunning features to the outside, and they are also to be found all throughout the interior of this one. Everywhere you look there are wonderful quirks and attractive features to see, so while this is a property in need of some TLC, it is already one that has loads to offer in return :-)

I absolutely adore this striking exterior that combines exposed brickwork with loads of thatched roofing and dark beams to give a remarkably eye catching and cheerful look to the place. It is hardly what I'd have expected to see when someone has put so many dark tones into the exterior from extensive beams and that bold roof, yet somehow instead of darkening the overall appearance it has somehow managed to brighten up the wonderful brickwork further, and has made it into a feature in itself!

Unsurprisingly, the same theme of exposed brickwork together with dark beams has also been brought inside and applied to that fabby feature fireplace with its lovely big wood burning stove. As they say, if it ain't broke... don't fix it! That rule certainly applies to this property, and whoever came up with that wonderful design of exterior clearly had a good eye. It's not a common combination, and most often it is swathes of white(or even sometimes pink!) that tends to be the theme with most properties of this style that pass me by here at UKAL... more often the beams and brickwork combo is smaller in scale and used in features and fireplaces... so it is a refreshing change to see the way it has been applied to such great effect inside and outside of this lovely property.

Now, as I mentioned, this is a property in need of modernisation. Which also makes it an ideal project opportunity for the owner occupiers out there seeking something to make their mark on and mould into that ideal dream home that meets with needs and personal preferences. I was in particular drawn to some of the outbuildings in the images, and while the information given is a little limited, there is at least one that appears large enough to be considered for possibly garaging or stabling purposes...

... But of most appeal to myself was the far smaller outbuilding. It appears to have possibly been a garage or stable maybe at some point. Hard to tell for sure, and no detail is given, but at a glance it's both very attractive in its structure/style, and absolutely ideal for that little workshop or hobby space at the bottom of the garden where nobody will disturb you. A little TLC and that will very swiftly be transformed into a fantastic little retreat away from the main house where hobbies and interests can be not only indulged, but also given room to flourish!

Now, I know I've mainly stuck with the potential owner occupiers so far, but I would like to pause a moment now and bring back in the investors, builders, etc that are hopefully still sticking around to hear what's in this property for them! Well there are clearly the obvious options on the table here... It's ideal for refurb and resell as you would expect, and equally is suited for retaining as an investment or holiday let... but there is additional potential in the grounds and outbuildings.

Subject to planning permissions etc, as always, there is definitely scope for some development of these grounds, and there is loads of potential for conversion of outbuildings to create further dwellings. There is plenty of ways to turn this detached single dwelling into part of a group of holiday lets, an equestrian centre, or various other outcomes and business opportunities.

So, what do you think folks? I'm rather taken with this one and the multitude of ways this property could be moulded and shaped into something even more wonderful. There is something for everyone here, and while it will take hard work to get the most from this property, it's well within the ability of owner occupiers to attempt this one as a project property. For investors it has massive appeal as a long term interest, or equally so for fast turnover. I can see there being a few very interested folks chasing this one on auction day. It's totally fab! :-)
