Romans Auctions busiest sales room of the year

Record numbers of buyers crowded into Romans’ sales room at the Green Park Conference Centre in Reading on Wednesday 29th July, to witness a bumper catalogue of property and land being sold. The packed sales room and competitive bidding resulted in 100% of the lots selling at or above their guide prices, some for significantly higher prices than their reserves.

“This was the busiest July auction that I can remember” says Simon Clayton, Romans’ Auctions Director. “Normally at this time of the year many people are away on holiday, but there was standing room only at the start, which was a very encouraging sight.

“The first lot sold extremely well and the rest of the catalogue followed in a similar vein. Overall, we were delighted with the attendance and the results for the sellers.”

A three bedroom semi-detached period house on Hargrave Road in Maidenhead was one of the star lots of the day, selling for almost £100,000 above its guide price.

“We were anticipating a lot of interest in this property thanks to its close location to Maidenhead town centre and proximity to local schools, and we’re delighted with the final selling price of £426,000” comments Simon.

Nearby, on Eastfield Road in Burnham, another three bedroom house offering brilliant potential for extension, successfully sold for £422,000 from a guide of £380,000.

There were also several properties being auctioned that were ideal for investors and those looking for renovation projects, including a vacant derelict Victorian terrace house on Filey Road in Reading, offering a lot of character and the opportunity for complete modernisation. With a guide price of £150,000 this vacant, three bedroom house proved to be very popular on the day and sold for £202,000.

Another property in need for renovation was a vacant terraced house near Fleet town centre on Clarence Road which sold for £264,000; £44,000 more than the guide. A further success story was the sale of a three bedroom detached house on Milestone Avenue in Charvil, which sold for £29,000 above its guide prices following some competitive bidding.

Simon concludes: “We achieved some very encouraging prices, and indicators show that house prices may rise as much as 10% this year; providing confidence for anyone thinking of buying property for investment.”
