North Wales country pub to be auctioned

A country pub with log-burning fires and the potential for residential development will be a star property at the next SDL Auctions Cheshire and North Wales auction.

The Coach & Horses is in Flint Mountain village on the main Northrop Road, leading to the old A458 North Wales coast road, about 12 miles west of Chester and 18 miles south east of Rhyl and Prestatyn.

The large detached freehold building is well-presented throughout after a recent renovation and boasts an entrance porch, large bar and seating area, additional dining room, kitchen, store room and cellar.

There’s also a first floor apartment with a kitchen, living room, two bedrooms and bathroom.

Edward Feather, a senior valuer and auctioneer at SDL Auctions, said there was expired planning permission for an extra ten bedrooms to be built at the side of the pub, offering great residential or hotel development potential for a serious investor.

Mr Feather said: “The Coach & Horses is on a busy road to the front which means there is lots of passing trade, and it backs onto a rural aspect where nothing but hills and trees can be seen.

“This is fantastic opportunity to own a country pub oozing with rural charm and rustic character in North Wales, and to look into the potential for either residential development or as a pub with rooms.

“We expect demand to be high, and anyone else with properties to sell in Cheshire and North Wales should definitely join our auction on 27 June as it’s going to be a busy day with some great lots available.”

The Coach & Horses, which currently has a large car parking area for at least 20 cars and a pleasant side garden, will have a guide price* of £125,000 to £150,000.
