New in Norfolk under the hammer

Today I've got the ultimate fixer upper to show you, so it's over to Norfolk we head, for a closer look. We'll need to be quick though, there's no time to waste as it's up at auction later this week!

I'm sure that like myself, you'll not need more than a quick glance at the front elevation of this fabulous five bedroom farmhouse to see that it's pretty substantial... dating back to the 16th Century, this Grade II listed property has charm by the bucketload, and that's before you even step through the front door!

Ideal for those keen to live or invest in a rural area, this wonderful fixer upper is set back from the road in 2.25 acres of grounds and has both village amenities within reach as well as more extensive facilities within easy driving distance.

These formal gardens look to also be in need of a little TLC to truly make the most of the grounds, but a real positive is the large areas of mainly blank canvas that will allow the next occupiers to create ideal surroundings to suit not just their needs, but also their experience levels and available time for managing the grounds.

Taking another look at that desirable and charming exterior, it's somehow both traditional and what you expect, yet also something a little more. I'm not sure if this is a building that's been extended at some stage, or if perhaps it may once have been two properties knocked into one in more recent times, but I find it to give the impression of being a surprisingly big and spacious property considering it's age. I love that the exterior remains so traditional and largely unchanged. It's is a beautiful building :-)

Now, this is a home with many period features throughout, and from what we can see they have been lovingly retained across the years. This property is listed as requiring modernisation throughout through, so it does need some work done, and unfortunately without a good group interior images it's difficult to judge just how much work will be required to bring out the best in this delightful farmhouse. Luckily for us they have popped in an image of a ground floor reception room though, and I am loving what I'm seeing. Stunning dark ceiling beams in contrast with white walls, a lovely fireplace with what looks to be a wood burning stove for those cold winter nights.... and wow, what an excellent large window with what appears to be a window seat below so you can enjoy the views across the surrounding grounds.

So, don't know about you folks, but I'm definitely intrigued by this one. That reception room certainly looks promising, and it is likely most of the rest will be of a similar standard. I'd imagine if anything it may be perhaps the kitchen and/or bathroom facilities that could use a little bringing up to date, and in a home of this scale that isn't a very big job in the grand scheme of things. Well worth making your own enquiries of course, especially if you're new to renovation... it is a big property and will be an amazing family home after any works are complete.

My gut instinct tells me this one could be an ideal one for the less experienced or those seeking somewhere to live in while modernising. As for the investors and the experienced in refurb and resell?? Well I can see a nice little earner for you as well.... whoever gets this one is getting a lot for their money, and even more in character and atmosphere. It's gorgeous :-)
