Monday Morning Property Picks!

Right, we're off to Nottingham first today. I've got a lovely 2 bedroom cottage to show you, and it's ideal for all you investors and owner occupiers out there. Situated in a quiet rural hamlet, this period property has plenty of character as well as some rather nice features.

Starting with the exterior and grounds, the first thing that jumps out of the images is that very attractive front elevation which looks better still set behind that fab white farm gate. I find it likely that those exterior walls must have had a repaint since it appears completely immaculate in the photos. All those lovely little details in dark brown, including the eaves and window frames, give this family home a very welcoming and quaint appearance.

Set in 0.43 acres of grounds, and with an open aspect allowing views overlooking grassland and lakes, you really couldn't pick a better or more peaceful setting to call home. The grounds benefit from a garage, timber cabin, and a rather quirky well feature that appears to have been used as a planter. Largely a mixture of lawn and paving, this is an ideal low maintenance garden, perfect for the inexperienced or those with little available time to allocate to managing their garden. Equally so, there is enough land here for the keen gardener to create a lovely cottage garden :-)

When taking a look inside this property I was pleased to see most rooms have been covered by online images, allowing me to tell you a little more than just the catalogue itself has on show. It's well worth your time to take a closer look at this property so you can see for yourself the wonderful features on show. From a dining room with the unusual use of a black range cooker(cosmetic use only) as a focal point, to the ornamental stone fireplace with wood burning stove in the living room... there are some amazing eye catching features in this ideal family home.

Now I can't avoid mentioning room size in this one, as the rooms are not as large and spacious as most properties I tend to put on show for you guys, but don't let that put you off as they are just what I would expect to see in a property of this type. Not everyone is after enormous rooms anyway, since the larger the footprint is, the more time and graft is required for upkeep. I rather like the proportions of the rooms in this 2 bed cottage and was very pleased to see a nice neutral colour scheme throughout. It does at first glance look like it's in need of some updating, but really it just needs a lick of paint to freshen things up and tailor these lovely cosy surroundings to your personal taste.

This will be a fab family home or buy to let property. If it's just what you're after then be sure to get over to the auction on the 22nd before you miss out as a property this pretty is sure to be snapped up on the day.

Next we're heading for Dorset to take a look at another property that is ready to move into. The biggest difference with this stunning Grade II Listed period property is that it doesn't even need a lick of paint to freshen things up. This impressive period property has undergone recent refurbishment which included the bathroom and kitchen. Every inch of this one is immaculate and full to the brim with gorgeous features at every turn :)

This is one very handsome home and I absolutely adore the combination of those fantastic stone walls with the slate roof. Add to that a small but beautifully formed garden, some additional outbuildings, and you realise that you are actually getting rather a lot for your money with this one. The benefit of the refurb and redecoration done recently is an ultimate case of the icing on the cake!

Now, there's only a few inside shots of this one, but I'm sure you will agree with me that even at first glance this house is clearly something a bit special. There are multiple attractive features on show that have been well maintained and are certainly looking their best, such as in the living room which has both that wonderful big stone fireplace and lovely natural looking ceiling beams, the dining room boasts a second smaller stone fireplace with an adorable little wood burning stove fitted, and one very pretty kitchen in pastel shades and contrasting tiles.

It's one very attractive property, and hardly surprising that it's been Grade II Listed. I love the look of this one inside as well as out, and if it's your thing too you'll want to be there on the 30th at auction when this one will get snapped up by someone else if not you. It's a beautiful home suited well to any owner occupier or investor.
