Loving these auction properties

First one for you today is a fantastic Grade II Listed Georgian property from the late 18th early 19th Century. It's been used until recently as a youth hostel with managers accommodation, but has planning permission for conversion into a substantial town house with separate detached dwelling.

So, where do we begin with this one? There's multiple parts to this property. The main house itself has 6 bedrooms, with an additional 2 bedrooms in the annexe, and the separate managers accommodation is 3 bedroom. Clearly there is potential for continued use as a youth hostel, but thanks to the planning permission there is a fantastic opportunity for investors looking to redevelop and resell quickly for profit.

But this one isn't just for investors... it has been very well looked after and this makes it a brilliant buy for owner occupiers too! Yes, it's probably a lot more property than the average family wants or needs, but the conversion will result in 2 separate dwellings, so if the second property isn't of use for loved ones/dependants or rental income then it can be sold on.

Now, having had a sneaky peek at some interior shots of this one I have to admit that I'm particularly taken with the separate managers accommodation, and while both properties do have period features throughout, it is the upper floor of the detached cottage that draws me in most of all. The fireplaces are very pretty and appropriately scaled so as to complement the rooms rather than dominate them. The big and spacious feel extends outwards too, where there is a generous garden and plenty room for parking. The planning permission also includes division of the garden so each property has its own separate section.

So, whether you be investor or owner occupier, looking to continue with current use or to convert and divide, and whether you intend to sell on or perhaps live here yourself... this property is fantastic inside and out, and offers the possibility of investment, conversion, and owner occupation. The next property is something rather rare and unusual. A fabby 1930s 3 bed Art Deco house that needs some TLC. Properties in this style don't often pass our way at UKAL, so I couldn't resist showing you such a wonderful example...

It doesn't take long to start spotting original features in this one. The front of the property proudly displays a porthole and bay window, both adorned with stained glass images of a pretty windmill scene. It's a charming exterior, and while inside the property could use some updating, there are further delightful features to be found, in particular some lovely original fireplace surrounds.

Overall, this is a good sized property, with well proportioned rooms and high ceilings. While updating is required throughout the whole property, it's certainly within the grasp of keen DIYers, making it ideal as a project property. Additionally, the garden with this one is a fantastic size and already well established, making it great to either retain as it is, or something that green fingered folk could maintain with a plan to work on making their mark at later date once the house refurb is completed.
