Historic windmill with PP for auction

A historic windmill at Torbay's highest viewpoint is for auction later this month with a guide price of £125,000.

The Grade II listed Fernicombe Windmill at Paignton has planning permission for adjoining residential accommodation, linked by a bridge, and the auctioneers say it could be a 'Grand Designs' style development with a 'Wow' factor.

Proposed Accommodation comprises:

Ground Floor: Open-plan kitchen/breakfast/family room, bedroom with en-suite bathroom. Stairs rising to bridge that intrinsically links back to the existing tower to incorporate workshop/garage area. First Floor: Main front entrance accessed via external stairs, reception lobby and living room. Second Floor: Bedroom. Third Floor: Bedroom and shower room/W.C. Fourth Floor: Study. Outside: Gardens

There was controversy last year about a planning application to build two new houses at the adjoining Windmill Cottages. Residents were unhappy after plans to demolish the cottage were approved in November. Planning councillors approved the scheme to knock down the cottage and replace it with two, three-bedroom houses despite pleas from residents.

The auction house describes it as:

Perhaps one of the most intriguing and rare development opportunities comprising this historic and iconic Grade II Listed former windmill, located in a favoured part of this popular coastal town and which has far-reaching views to both Dartmoor and the sea.

Apart from converting the existing structure the property will benefit from a single storey extension to add a contemporary element to offer this development a real 'wow factor' appealing to developers and owner occupiers alike who will have visions of creating a real 'Grand Designs' family home.
