Today its off to Somerset to take a look at a fantastic fixer-upper. This 3 bedroom semi-detached cottage is an ideal project property for those owner occupiers looking for the opportunity to make their mark on a property and mould it to their own tastes and requirements. While this is clearly a nice little earner for the investors and those looking to refurb and resell, it's one that is great for those less experienced occupiers that want to take the leap into a project without ending up in over their heads. Even though we can't see every room in the catalogue images, what we can see looks to be a fantastic blank canvas throughout, and in particular it's worth noting that as there is double glazing already installed this property is very suitable to move into and gradually modernise in stages without having the mess and upheaval of replacing all the windows :-)

Now, before looking at the house in a little more detail, I'd like to first start with the exterior and see what's on offer. This property comes with a great amount of garden space. Yup, it's needing work done, but nothing too extensive. A simple tidy up would manage this outdoor space well enough for the interim while focus can be on updating the living space, returning in the better weather and at a later date to assess what's here and what needs done to make the space your own. All the basics are there, with some nice shrubs and trees that may be worth retaining, a greenhouse, a driveway, and a garage. If the garden appears larger than you're inclined to deal with, that's fine as well, since there is clear potential to look into gaining planning permission to build on some of the excess. That could be with intent to gain permission for a new dwelling so as to progress to selling the land on, providing a nice little bit of income to help fund the refurbishment of the cottage... or this could be a fantastic opportunity to look into permission to build some kind of additional space such as a workshop, office, or studio in which to work from home or indulge in those crafts, hobbies, and activities requiring more space than you wish to(or are able to)allocate in your home. Perhaps even a small living space for that dependant loved one that's needing some independence while having support close at hand?

There are a multitude of ways this generous outdoor space can be put to good use, and not all require extensive mowing and pruning! If you're not naturally green fingered, or even just too busy to allocate the kind of time needed for this large outdoor garden space, there are plenty of alternatives outcomes that can give you additional work, play, or living space while also reducing those long term garden maintenance requirements in tandem. There is enough room to create a beautiful cottage garden, a productive kitchen garden, or a big open space for the kids or grandchildren to play in safely. So please don't be put off by the current appearance of this garden that's a little rough around the edges, and possibly also a little bigger than you might initially be wanting. Now, looking to the house itself, it's a rather nice property that actually looks to need little more than perhaps a lick of paint to freshen up the exterior. That double glazing is rather pretty, and I have to say I'm rather taken with the rear elevation which I find rather attractive even despite an ageing awning that could do with removal or some tlc. Moving inside, we unfortunately have no images of the kitchen or bathroom. This means no way of knowing if they also need modernising unless you are able to actually view the property. If you're willing to take on that kind of refurbishment though, it's the chance to really make an impact with your refurbishment as these are the kind of rooms that can have the wow-factor in far bigger bucket-loads than the average lovingly crafted living room or bedroom. This is the opportunity to be a bit bold and daring. Putting those brightly coloured tiles into the bathroom, or those eye catching black brick tiles on the kitchen wall above stark white units. Whether you love the traditional country kitchen, or something bright and glossy with lots of chrome... you can make these rooms a real talking point, so while it's a bit of upheaval to redo these vital functional spaces, it is in itself a wonderful opportunity to create something a bit special ;-)

Right, last but not least, we have two more images for our perusal here. There may be no bedroom images, but they have shown us both the living room and the dining room. Both of these rooms are definitely in need of some fresh decor to update them, but they each have a gorgeous brick fireplace to offer. A wonderful focal point in any living space, these great features are in good proportion to the generous living space in this property. We may not be able to see the bedrooms, but thanks to the floor plans we do know they are a good size. This property really does present an excellent blank canvas on which to create that dream home. It is going to be a wonderful family home with just a little bit of elbow grease and inspiration. The modernisation appears to be well within the scope of the less experienced owner occupier or even for those newly entering the world of refurb and resell investment. It's not often something of this scale comes along with such manageable refurbishment needed.
