Future Auctions - our fabulous Friday hot pick!

So today, it's a trip down to Kent, to have a look at this fantastic opportunity for investors, and also owner occupiers seeking a project property.

This charming period property is oozing in character and has features throughout. The exterior is very attractive, and I'm loving the colour of those bricks and the pretty decorative eaves in equal measure.

Now, there is a small courtyard garden to the rear of this property, but it is very much in need of some attention having been neglected and allowed to become a bit wild and overgrown. The positive to this is an opportunity to take the whole lot back to a bare space that you can then mould and shape into whatever type of garden you would most enjoy.

For the green fingered this lovely courtyard style space has plenty of surfaces for growing those climbers. It's a fine size for experienced and novice gardeners alike though, so whether you prefer the whole lot decked or slabbed for sitting out on garden furniture, or a kitchen garden in which to grow produce for cooking and baking, or perhaps even something in between... there is a wide range of uses for this fabby outdoor space that can be tailored to the needs of the purchaser.

Ok, so let's take a little look inside this fine property and see what surprises it has for us. Well, it doesn't take long to start discovering just how special this property is! You walk through the front door and are immediately faced with an incredible example of a tiled hallway. The pattern is gorgeous, and the tiles are still bright and colourful despite their age. Both attractive and hard wearing, this lovely hallway floor is a wonderful feature that will last for many more years to come :-)

Throughout this entire property are lots of fabby features, such as those many charming fireplaces, and the wooden floors look well cared for too. I'm particularly taken with the largest fireplace that appears to be made of stone or marble, and is a very handsome feature in a room with lovely panelled walls. Again, throughout the whole property, you will discover very good height of ceiling, plenty of light pouring in from large and plentiful windows. Rooms with bay windows have window seats. Oh, and you'll be pleased to hear the kitchen is actually a good size considering how tiny they often are in older buildings that require bringing up to date!

Someone has clearly loved and cared for this super 4/5 bed house, and with a little bit of care and attention it will continue striding on as a wonderful family home into the years ahead. It may need refurbishment, but it looks more than manageable for the less experienced owner occupier seeking a project property to make their own.

There is central heating, electric lighting, and modern plumbing on show in the images provided with the listing for this property, so clearly it has had some previous refurbishment done at some stage. We haven't been shown the bathroom mind you, and for the novice it may be worth bearing that in mind when deciding if this is the project property for you, as we have know way of knowing from the images provided if there is plumbing work required as part of the renovation needed.

The general feel of this place seems to be that the work required is not to extensive though, in particular as it appears so well cared for throughout. This bodes well for not just purchase as a project property, but also for those investors out there. This one could also suit either quick turnover from refurb and resell, or is a very attractive property for renovating and retaining as a rental property. Can't say for sure if there is any prospect of seeking planning to convert with this one though. I know it can be possible to divide a property into flats for letting etc, but there is no floor plan offered here, so if that is your interest in this one you will need to make further enquiries I'm afraid.

Overall, this is a marvellous example of how fantastic an older property can look when it has been well cared for over the years. Yes, its needing brought a bit more up to date, but given that it has had previous updating, that will likely be far less dramatic or demanding than can be the case with these older homes. The garden is the only area warranting a major overhaul, and even this is achievable for most given its small manageable size. This will be a fantastic home for someone, whether owner occupier or tenant, and that lovely hall flooring is a wonderful talking point when guests come calling :-)

This one will definitely draw some attention on auction day, so make sure you're there if you don't want to miss out on this fabby family home!!
