Anyone looking for the perfect project property? Well they tend to come in a multitude of sizes, types, and levels of difficulty... there really is quite a variety, and that usually means there's something for everyone.

I've had a little look around and come up with two good examples to show you. One being a big project that has a wide range of ways it could be developed/improved... and the other is much smaller in scale and difficulty as well as more straightforward.

Whether you're a complete novice looking for the first opportunity to truly make a home your own via a small scale easy project that can be achieved while living in the property.... or if you're more daring and want a larger scale project that will challenge you and present a more unusual range and scope for development... there's something for everyone, so lets see if either of these whet your appetite ;-)

First one today is a rather quirky residential property with further development potential(stc) in Derbyshire. Grade II Listed, this former Sunday School building has a stunning stone exterior, and dates back to circa 1871. It's not often you're going to come across such a fantastic old building that has striking features both inside and out. It's probably even less often you will find one at this particular point in redevelopment too...

The property currently has had partial conversion into 3 bedroom residential accommodation, and while the main hall space is being used as a large open plan family space, it remains largely unchanged and even still retains the stage. This large area could have many alternative uses(stc), such as a dance studio perhaps... it is a very flexible and useful space of a scale unheard of in most traditional residential properties. There will be folks out there can make far more use of the room that it has seen so far, and it is ripe for further development/conversion should it be required.

Additionally there is a lot of blank space to the exterior, there's a large basement under the west wing, and with them both comes further potential. Very little has been done to the property, so for anyone out there looking to find the ultimate project property, I think this may be the one for you ;-)

 

For our next one we're heading down to Wiltshire to take a look at a lovely thatched cottage that exudes character from it's wonderful exterior, but could do with a little TLC inside. This 3 bedroom period property will make an excellent family home, and while there is plenty of scope for investors looking to get a quick turnover from refurb and resell, this one is also the ideal project property for owner occupiers :-)

I'm going to start with a look at the outside of this one, and on seeing the images I was very pleased to see such a good sized garden with this terraced property. As far as I can tell the garden is a good length, split into two parts by a tree/border that largely screens off the end portion, making it a lovely secluded area. While we can't see much of that end section of garden, the overall appearance is that of a blank canvas that could do with a little attention from someone with green fingers to bring those overgrown borders under control. It's a fantastic starting point for someone looking to create their dream garden largely from scratch though, so is in itself a perk rather than a downside.

Now, since we've been looking at the garden, I think we will do things a little differently this time and instead of using the front door, we will nip inside via the conservatory/sun room that opens onto the rear garden. This is a very good space, and an excellent way to make the most of any sunshine whatever the season. While the space is currently being used as a dining area, it could also be used as an additional lounge space, and there is definitely enough space in this one for some couches/seating and use as a more casual, relaxing space.

Also, a little perk for any animal lovers out there... this property already has what appears to be a pre-fitted cat flap in the conservatory/sun room, and while it appears to be designed for cats, it is possibly it may be big enough for very small dog breeds too. It is hard to be sure of the size from the angle of the image, but it will definitely fine for cats. A very handy feature, especially as many cat lovers/owners are all too aware of that scenario where your cat makes a fuss wanting the door opened to go out/inside... so you go and open the door for them, only to have the cat either walk away without going through, or sit and stare at you until you close the door.... followed by them repeating the exercise the moment you are doing something else LOL cat flaps are very very handy! 

Right, enough about pets, and moving onto the rest of the house... Our remaining images show the kitchen and lounge. Both are a little dated, and could benefit from cosmetic improvement. However, the kitchen is a very good size with lovely big window above the sin, and the lounge is a fantastic size. That lounge is very much my favourite part of this property due to that fabby exposed brick fireplace with wood burning stove, and the quirky wooden lintel above the adjacent shelving/alcove. This room will be a real feature in itself once updating has been completed, and what a fantastic size it is, even having space for an upright piano situated by the front door/porch.

Now, that is all we have been shown in the images, and the only further info describes the first floor as having three bedrooms and a bathroom. Overall this is a fantastic opportunity for owner occupiers in particular, especially as it is essentially a blank canvas that is peppered with quirky and/or desirable features both inside and out. While some TLC is needed, this one does appear to be in perfectly fine condition to move into and update in stages, so as a project property it really does fit the bill. After a little cosmetic updating, this is going to be a beautiful family home.
