Delightful in Devon

Today we're off to Devon to take a look at a charming character cottage for auction next Friday.

This quaint property is in need of some updating, but well within the scope of owner occupiers seeking a project property. With three bedrooms, and being more spacious than you might expect inside, it really is the ideal family home and has a lot to offer whoever its lucky new owner may be.

So, let's take a closer look and check out the lovely features this pretty property has tucked away in there. It's got loads of wonderful surprises at every turn. Starting off outside, this property is in a lovely idyllic rural setting, and the wraparound garden and views of the neighbouring woodland mean that it really is a peaceful and private outdoor space. Looks like things could use a bit of tidying up, but that's the perfect excuse to make your own personal mark on this lovely outdoor space.

The building itself has some kind of extensive climber growth on the outer walls. Unfortunately the photo appears to have been taken before the spring growth kicks in, so we've little to go on when trying to identify exactly what the plant is. could be ivy, maybe something that flowers? I'm green fingered, but not to the extend I can identify a plant like this without any foliage or flowers to give me a clue.

Maybe some of you are more knowledgeable on the subject... what I can tell is that it's a very well established plant that's been in place for a long time. That to me suggests something that looks rather nice across those warmer months if it's been allowed to so extensively cover the outer walls. So whatever it is, I'm at least expecting it to be a pleasant surprise to see how this property looks in summer :-)

Now, lets see what surprises await us inside. The moment you look inside this property, your eyes are drawn to that incredible red stone feature wall surrounding the oven, and while this is a spot that could benefit from some updating of the tiles or the oven itself, as with the rest of the place it is all just fine for a live in project property and personally I'd definitely retain that fabulous red colour or at worse perhaps there's another colour you personally prefer... it's a lovely eye catching feature :-)

Throughout the ground floor there are loads of handsome beams on show from end to end, and I adore those wooden kitchen cupboards. In fact, if you like wood features, there's some really nice window frames, a smart staircase, and some great fireplace lintels/surrounds. There is a nice balance between wood and other materials, so the amount of wood spread throughout this property seems just right. Another wonderful feature is that Inglenook fireplace with solid fuel stove/central heating and a bread oven in the living room area of the ground floor.

All the images upstairs show very spacious, light and airy bedrooms. The only thing we have no indication of is the condition of the bathroom. It may well be one of the areas needing updating, or it could be current and up to date. We have no way of knowing for sure from the information given, but the general description seems to indicate nothing too big or difficult needs doing, just some general updating here and there. 

Having benefit of some space to park outside is brilliant, as is the space to sit outside and enjoy the peaceful surroundings. This quaint hamlet location is perfect for escaping the rat race, or even for those looking to retire in quiet rural surroundings while still having enough space to accommodate those visiting kids/grandkids.

This property is ideal for a project property, but equally so there will be plenty folks out there that will see a perfect opportunity to refurb and resell for profit. Likewise it does also suit refurb and renting. There is just such a homely feel to this property, that whoever it sells to, it's going to become a wonderful family home for whoever lives within those walls next.
