Senior auction appraiser David Henwood said: “This detached property easily hit the mid-range of its freehold guide price.

“It offers numerous development opportunities for the new owner, including conversion or extension of the existing building whether for residential use or for some form of commercial enterprise, all subject to the necessary consents.”

The single-storey building sits on a site of approximately 0.15 acres (0.06 hectares).

In Launceston, Cornwall, a detached chalet bungalow called The Shieling went for more than double its freehold guide of £150,000 plus.

David said: “There was strong interest from a number of parties for this well-located property.

“The new owners may consider an appropriate programme of updating or refurbishment to create a family home for occupation, letting or resale.

“Alternatively, they may have an alternative scheme in mind to take advantage of the cottage’s grounds to create an extension or even some form of residential development, all subject to the necessary consents.”
