Nursery among Cornwall lots under the hammer

A former children’s nursery in Bodmin with potential for a variety of uses is coming to auction in late July.

The Townend Nursery and surrounding land in Victoria Square has a freehold guide price of £70,000 to £80,000.

It is among the lots in the fifth sale of 2023 by the regional land and property auctioneers Clive Emson. 

Senior auction appraiser David Henwood said: “This detached property is well located in a mixed-use area of Bodmin next to a children’s play area and car park.

“It offers numerous development opportunities, including conversion or extension of the existing building whether for residential use or for some form of commercial enterprise, all subject to the necessary consents.”

The single-storey building sits on a site of about 0.15 acres (0.06 hectares).

 

Also going under the auctioneer’s gavel is a three-bedroom character cottage at 1 Church Lane in Lostwithiel with a freehold guide of £130,000 plus.

David said: “This deceptively spacious cottage is thought to have originally been two properties converted into one.

“It requires a programme of refurbishment but also offers the opportunity for sub-division into two homes, subject to all of the necessary consents.”

In Launceston a detached chalet bungalow called The Shieling has a freehold guide of £150,000 plus.

Located on the edge of Five Lanes village, it has two bedrooms, a living rooms and dining room downstairs as well as two further rooms upstairs. The property has grounds of about 0.3 acres (0.12 hectares).

 

St Austell opportunities at auction

Land and commercial properties in the St Austell area of Cornwall are set to draw bids at an auction in late July.

They are among the lots in the fifth sale of 2023 by the regional land and property auctioneers Clive Emson.

They include an end-terrace commercial property in a prominent trading location in St Austell’s main pedestrianised zone at 16 Fore Street. It has a freehold guide price of £80,000 to £100,000.

Senior auction appraiser David Henwood said: This well-located property was most recently occupied by a charity.

“It has substantial sales space at ground floor level and well-proportioned ancillary accommodation on the first floor which offers residential conversion potential, subject to the necessary consents.

The property is being auctioned jointly with Miller Commercial of Truro.

Also in St Austell town centre, a ground floor shop in a character building at 4 Victoria Place has a leasehold guide of £50,000 plus.

It is currently let to a tenant at £9,500 per annum. It is being sold with the remainder of a 999-year lease from February 2020.

 

 

 

A site west of 88 Bodmin Road in St Austel, Cornwall,l has a freehold guide of £50,000 to £60,000.

The rectangular parcel of land is currently being used to store building materials, with hardstanding and two storage units on site. It may be suitable for alternative uses, subject to the necessary consents.

Land behind 4 Hallaze Road, Penwithick, near St Austell (Cornwall), with planning permission for a three-bedroom house and a detached double garage is also going under the hammer.

It has a freehold guide of £37,500 to £42,500.

In Fowey, Cornwall, freehold land in a highly sought-after location has a guide of £95,000 to £105,000.

Located on the south side of St Fimbarrus Road, it was most recently used for off-road parking and storage.

David said: “This is a rare opportunity to acquire a parcel of freehold land in an elevated position with views across the River Fowey.

“In one of one Cornwall’s most desirable areas, the land may be suitable for a variety of uses, including residential development subject to the necessary consents.”

The land is being auctioned jointly with May, Whetter and Grose of Fowey.
