Check out Cheshire's Cottages for auction!

We're heading for Cheshire today, and the first property I have for you today is a very charming cottage that is in need of a little TLC, but offers some lovely quirks and features in return. There is a lot of potential to be found here, and while it will very much suit the investor looking for a property to fix up and either let out or sell on... there is also plenty of scope here for the less experienced home owner that would like to find a manageable project property.

Starting with that striking and eye catching white exterior, my first thoughts were that there is a wonderful Yin Yang type thing going on between this property and the one adjoining! Having the polar opposites side by side, ours with the black doors, sills, and windows in contrast to the neighbouring white colour scheme throughout, and it has resulted in one of those happy little accidents... each property seems to accentuate the other, and it raises what should be regular nondescript parts of the exterior into features in themselves!

It's also worth taking a closer look at the roof and eaves before rushing ahead to see what inside has to offer. That fantastic shaping throughout where dark roof and white walls meet is again something more eye catching than you might anticipate, and certainly adds to the fabby characterful appearance... as does the black band around the lower portion of the exterior walls, again the polar opposite against its snow-white neighbour.

Lastly, it's also worth noticing that very handy off road parking to the front of the property. As many of you will know, it can be a nightmare for parking in a lot of areas, especially where the homes were built prior to the days when it was common for each house to have 1-2 cars, so having that off road space allocated personally to your property is a very desirable perk!

Now, let's wait just a tiny bit longer before going inside... there is a garden to the rear that is worth a mention too. It appears mainly laid to lawn, with a couple of mature trees, and some kind of patio and/or decking areas. Unfortunately this is all we can make out from the image, and the description really doesn't add anything else. What I can tell, is that this is a fantastic blank canvas. For the less green fingered owner, or just the less experienced, this one could easily be retained in it's current low-maintenance state. Likewise there is very much scope here for someone to make much better use of this outdoor space, whether that be with the intent to make a space for children to play in safely, a lovely serene setting in which to relax at the end of a hard day, or perhaps createa productive environment to suit the keen kitchen gardener!

Ok, I guess we really should get around to taking a peek inside this fabby property! Now, unfortunately the images are again very limited, but at least there is a little more description than was applied to the exterior... While described as needing general updating, if the image of one of the two reception rooms is anything to go by, it's not looking like anything too dramatic is required, making it a fantastic project property for owners, as well as people looking to take those first tentative steps into the world of property investment/development.

A big bonus is that fantastic floor in the room shown. It's a very attractive shade and also looks well maintained. We have no way of knowing what is in the other rooms, but at least this gorgeous flooring gives us hope that there may be more equally fabby flooring elsewhere in the property. I adore the minimalistic feature fireplace in there, especially with such a gorgeous little wood burning stove fitted in there. There has been clever use of colour to accentuate the interior of the fireplace, and it really adds character to the room and also to the property overall.

I'm afraid that's as far as the detail goes with this one, but it's plenty to have caught my attention and drawn me in there for a closer look. This has everything you need for a wonderful project property or quick turnover investment. I would not be in the slightest surprised if this one were to have a couple of interested parties present at auction and ready to do their best to win the keys to this great 3 bed family home that only needs a bit of TLC to bring out the best in an already very attractive property. I do wish we could have seen images of the kitchen and sun room though... perhaps you will be able to nip along and check this one out before auction day, it certainly seems worth the effort for such a lovely character cottage like this one :-)

These outbuildings will not take too much work to turn into fantastic spaces in which to create. Likewise, they could also be of use to people who wish to work from home or need additional storage space for their work/business.

There's a multitude of ways the garden and it's buildings can be put to good use here, and best of all the house itself is already done. No need to delay moving in while work is done, as all the work is in the garden. Also means any noise and mess is kept minimal. The perfect balance between making your mark and moulding a property to suit your own personal needs and specification, and having a wonderful property that is already stunning and ready to move straight into. This one will be ideal for many owner occupiers out there :-)
