The property comprises a triangle of land bounded by the A828 to the east and a section of the “Caledonia Way – National Route 78 of the National Cycle Network”, to the west. Ardmucknish Bay lies further to the west. The site is predominantly populated with deciduous trees, a few conifers and some undergrowth. There is a timber post and wire stand fence to the majority of the A828 frontage.

The property comprises a long (roughly 450 metres) section of former railbed, which is now covered in predominately deciduous trees. The site’s boundaries are largely undefined, and towards its northern end, the ground forms an embankment, with views west over the Airport and out across Ardmucknish Bay.
