Savvy homemovers turn to auctions for a fast, hassle-free sale

A growing demand for a hassle-free property sale has seen SDL Auctions achieve a hat-trick of 200-lot catalogues, with its latest offering featuring 222 properties ahead of its first two-day auction.

This success echoes the boom currently seen by the wider property market, as buyers rush to take advantage of the stamp duty holiday – but managing director and auctioneer Andrew Parker says astute homemovers will make their move via auctions.

He said: “An auction sale gives you the best price with the advantage of being fully transparent, fast and certain. There’s no risk of the lender refusing finance because it must be arranged in advance – and there is virtually no risk of the buyer pulling out because contracts are exchanged automatically at the fall of the hammer.”

SDL Auctions held its biggest auction ever in September and achieved the honour of becoming the first UK auctioneer to top 200 lots in traditionally quiet August since 2008.

In another first, this month’s national property auction will be held over two days; residential lots will be sold on Thursday 29th October and commercial lots will be sold on Friday 30th October.

All these successes have added up to SDL Auctions retaining its position as the UK’s most successful live-streamed auctioneer and once again it has a huge variety of properties for sale this month, including a house which has been in the same family for generations being sold for the first time in over 60 years.

26 Pitt Street in Southport, a three bedroomed semi-detached property, requires modernisation throughout but provides an excellent opportunity to both landlords and owner-occupiers looking for a project. It features a kitchen and two reception rooms on the ground floor, with three bedrooms and a bathroom upstairs. Outside is a paved front garden and a good-sized rear garden with an outside WC and wash room.

Located on a popular road in one of Southport’s most desirable locations, the property has a *guide price of £105,000+.

Staying in the north, a cottage on the edge of the Lake District National Park, would make an ideal home, rental property or holiday let.

Just minutes from the town centre and parks, 10 Spring Gardens in Low Fellside, Kendal, is ready to move into and features a modern kitchen, sitting room with a woodburner, three bedrooms and a family bathroom. It is being sold in partnership with Herdman Homes with a *guide price of £165,000+.

In the Midlands, an exciting development opportunity has arisen with the sale of a Grade II-listed former chapel and cottage close to the Peak District National Park.

With links to Florence Nightingale’s family, Lea Chapel and Cottage in Upper Lea, near Matlock, which has a guide price of £150,000+, provides the opportunity to create one or two character homes, with the potential for another dwelling in the grounds, subject to planning permission.

Those looking to add to a rental portfolio and start earning an income straight away should check out 48 Fallow Walk in Woodgate, Birmingham, a smart terraced property which is already tenanted at £650 per calendar month. With a guide price of £90,000+, the property is within easy reach of amenities, schools and transport links, and features a hallway, lounge, kitchen diner and cloakroom on the ground floor, with three bedrooms and a bathroom upstairs.

The commercial auction on day two features some exciting opportunities, too, including the Pot Black Snooker Centre (Gravity Bar) in Lenten Pool in Denbigh, Wales, the former Belper library in Derbyshire and a former Methodist Church in Nottinghamshire

Andrew said: “It’s wonderful to be offering such a diverse catalogue of lots in our first two-day auction, and we are confident of getting some great results for our sellers. It’s very satisfying to know that every property sold will result in hassle-free, straightforward transactions, with buyers in most cases taking possession before the end of November.”

*Each property is subject to a Reserve Price which may be different from the Guide Price.
