Spring in auction step with Clive Emson Auctioneers’ 139 March lots

WAT-ER LOCATION: An artist’s studio, bottom right, at Golant, on the west bank of the River Fowey in south Cornwall. Lot 76, with a guide price of £175,000-plus, is among 139 lots listed across southern England in the March auction of Clive Emson Auctioneers, the second of eight this year by the 34-year-old firm. Clive Emson Auctioneers steps into the spring auction with 139 lots across southern England, with guide prices of £850,000-plus to nil reserves.

 

James Emson, Managing Director of Clive Emson, said: “As always, we have a diverse range of land and properties with an abundance of opportunities to suit all types of budgets. They include 30 investment lots with rental incomes and 64 as vacant residential properties.

 

“With inflation peaking last November at a 41-year high of 11.1%, and subsequently starting to fall back, investors may feel more confident about improved yields from rents whilst complementing long-term capital growth.

 

“By way of example, an HMO with eight letting rooms in Southsea, Portsmouth, let at £43,200 per annum, would provide a gross yield of nearly 10%, just under the current rate of inflation, at the top end of the £420-440,000 guide price (lot 75 pictured below).”

Coastguards used to live at a detached house on the seafront at Seasalter, just west of Whitsbury in Kent and overlooking the Thames estuary tidal channel called The Swale. Arranged as three units the property was previously used as holiday lets generating £53,000 per annum. Guide price: £550,000-plus (lot 62).

For buyers looking for waterside locations, another one is available in Fowey, Cornwall, called The Riverside Gallery at Golant, on the west bank of the River Fowey. Guide price: £175,000-plus (lot 76 pictured at top of page).

 

Nearly 1.7 acres of the riverbed and foreshore at Queenborough, Kent, near Sheerness, have a nil reserve and is being sold on the instructions of trustees (lot 103).

 

Also with a nil reserve,  a private roadway and adjoining land, fronting the River Camel in Camelford, Cornwall, comes with riparian rights, including fishing, and provides access to a number of residential properties, a block of garages and a care home (lot 104).

 

With sea views from an elevated position above the fishing village of Newlyn, near Penzance in Cornwall, a former artist’s studio residence has a guide price of £225,000-plus (lot 132 pictured below).
