SDL Auctions North West’s May catalogue

The former NatWest Bank & Conservative Club in Stretford is just one of several exciting lots in SDL Auctions North West’s next auction at the AJ Bell Stadium on Thursday 24 May.

The building at 20/20a King Street, Stretford, measures approximately 6,899 sq ft and Edward Feather, senior valuer and auctioneer at SDL Auctions North West, says it could be converted and used for a wide range of purposes, subject to planning permission.

“The empty three storey freehold building is located at the entrance to Stretford shopping mall, just off Chester Road, and is close to Pure Gym, Boots and Aldi,” he said.

It has a guide price of £160,000-£170,000.

Developers will also be intrigued by the potential of Incefield House at 234 Green Lane, Ince, Wigan, which has expired planning permission for conversion to ten flats.

It is a former public house and medical centre on the corner of Ince Green Lane and High Street in a predominantly residential area, with good transport facilities including Ince train station nearby.

Andy Thompson, senior valuer at SDL Auctions said: “Planning permission was initially granted in January 2015 for the conversion of the existing building into ten residential apartments, but this approval has since lapsed.

“This striking period property is sure to be of interest to local investors and developers looking for their next project,” he said. It has a guide price of £100,000-£125,000.

Two further development sites, also with expired planning permission, are two sizeable plots of land in Burnley and Stoke.

The site in Burnley, the former George Street Mill, measures approximately 2.6 acres and did have planning permission, now expired, for 143 residential apartments and about 40,000 sq ft of commercial space. It includes a former textiles mill and the plot fronts the Leeds and Liverpool Canal, forming part of the Weaver Triangle in Burnley town centre. It has a guide price of £350,000+.

In Stoke, the former Tunstall Health Centre is a site of about one acre with lapsed planning permission for 19 semi-detached houses. It has a guide price of £295,000-£325,000.

Another potential development site includes a plot at Sefton Fold Gardens, Billinge, St. Helens, with a guide price of £25,000-£30,000.
