SDL Auctions draws 112 lots from around the country

Despite the wider property market having largely ground to a halt, SDL Auctions’ first national property auction has drawn an impressive 112 lots – not far short of the 139 lots offered in its five room auctions at the same time last year.    SDL Auctions’ first national property auction catalogue features properties from all four corners of Great Britain – from Berkshire and Bristol via Pwllheli to Wick in the far north of Scotland – underlining the company’s position as a national auctioneer.    Managing director and auctioneer Andrew Parker said: We are delighted to present such a fantastic catalogue for our first national property auction. The locations of the properties illustrate that there are no geographical boundaries when it comes to selling with SDL Auctions and the sheer volume of lots confirms we are providing a much-needed service to sellers, many of whom simply cannot wait until the crisis is over.”   In response to the current crisis, SDL Auctions has replaced all of its room auctions with monthly national property auctions streamed live over the internet from the auction studio in its head office.   Lots being sold in the auction on 30th April include houses, flats, bungalows, commercial properties and land, some of which are being sold on behalf of estate agents after the lockdown increased the number of fall-throughs in the open market.    “Auction offers a level of certainty which simply cannot be achieved on the open market; our fall-through rate of less than 2% is extremely attractive to estate agents and sellers, and a welcome lifeline in these uncertain times.”   First to go under the hammer will be a three bedroomed semi-detached house in Nottingham with a *guide price of £135,000+.    1 Fellows Road in Beeston is an extended traditional bay-fronted property requiring full refurbishment but with the potential to become a desirable family home. It is in one of Beeston’s most popular locations, close to Beeston Fields golf course and events centre and within easy reach of shops, schools and transport links, including tram lines.    Another opportunity to add value can be found in 10 Talbot Place in Bilston, near Birmingham. The mid-terraced property requiring modernisation has four bedrooms and a guide price of £90,000+. It is in a popular residential area with easy access to transport links, shops and amenities.    But not all of the properties are refurbishment projects. Head north to Lancashire and you’ll find the smartly presented Radcliffe Farm House, 252 Chapel Lane in New Longton, with a guide price of £150,000+. This large detached character cottage in a sought-after village location has been modernised while retaining attractive original features such as beamed ceilings. It has two reception rooms, a study, an attractive fitted kitchen and conservatory on the ground floor, with three bedrooms and a large bathroom upstairs, plus a private garden.    And an apartment in Leicester is already tenanted, so a landlord can start earning an income from their investment straight away. Flat 311, The Exchange in Leicester, which has a guide price of £80,000+, is a third-floor duplex apartment with a large open plan lounge/kitchen, two double bedrooms and a bathroom with shower over the bath. In a prime city-centre location, with easy access to the city’s two universities and hospitals, the property is currently let at £700 per calendar month with the potential for a gross yield of around 10%. Being sold in partnership with estate agents Whitegates, the property is an example of how auction can help a troubled industry during the lockdown.    Andrew said: “We’re proud to be able to offer a much-needed service to sellers, many of whom simply cannot wait until the crisis is over. And we are equally proud to provide the opportunity for estate agents to keep some income flowing. What many don’t realise is that once a property sells at auction, the agent gets paid within 7 days.”   The auction takes place on Thursday 30th April from 10.30am and can be viewed via live video stream on the website.
