Property HOT PICKS for auction this week!

Hey everyone, I've got a lovely little mixed bunch of properties to show you today. Each is a little different or unique in some way, and there's something to suit various buyer types too. A lovely interesting group of property stocking fillers, all available at auction just in time for Christmas!

Our first stop today is in Birmingham where I've spotted a great three bedroom bungalow that needs some modernisation, but brings plenty character and is very much suited to both owner occupiers and investors alike.  It's for auction with COTTONS this Thursday.

This property caught my eye for a few reasons with the very first being that incredible first floor bedroom, and not just because it's such a large first floor room inside a bungalow! Those symmetrical angled portions of ceiling, framing a quaint little fireplace set into the chimney breast, are a fantastic feature and it's remarkable light and airy thanks to the good sized windows on either side. It will make an awesome master bedroom with a little updating and perhaps a splash of colour too.

Further quirky features include an unusual seated window box set deeply into a wall of the living room. I've never seen one quite like it before. To my mind, it's fine to retain that use for the feature going forward, but personally I'd be eyeing the spot up for perhaps a small desk to work at or a compact sewing machine workstation... my creative crafty side is drawn to that little nook that will look out onto whatever wonderful things you decide to do with the garden outside.

That garden is the other thing that greatly appeals to me here, as it's very much a blank slate that could be transformed in a multitude of ways. Ok, so it's a bit of an untamed mess at the moment, but it's nothing a little hard graft and creativity can't resolve with ease... and if you're not green fingered or able to do the graft yourself, there's people out there can deal with it on your behalf, so don't be put off by it's current messy state. It'll look wonderful with a little work.

So.... next stop on our stocking filler trip is over in Herefordshire and it's one I had in mind for the investors, with a Grade II Listed 21 bedroom former hotel on offer here. Now, that said, I'm sure there's a few brave folks out there willing to take on a refurbishment project of this scale with intent to retain the property and run it themselves.  This one is also for auction with COTTONS on 13th December.

It's an incredible opportunity for anyone willing to deal with a large scale project property, and for the investor or developer there's plenty potential to be had in doing up this property at a faster pace for a quick turn over or leasing out once it's back to looking its best again. Likewise, there's definite potential for conversion to multiple apartments, subject to planning permissions of course, and that in turn leads to more opportunity for profits from reselling or multiple additions to a letting portfolio.

It's a fabby big imposing property, full of character that I personally feel is currently shown at it's best in the hotel bar, so with a bucketload of elbow grease and a good dose of TLC this is going to be a lovely little earner for the lucky buyer at auction on Thursday.

Hmmm, I'm thinking we should pop by Warwickshire next - and yes, you guessed it, another one  under the hammer with COTTONS! I've noticed this very charming five bedroom property that's ideal for the investor or owner occupier. Formerly a student let, this one needs some updating, but it's all fairly straight forward stuff by the look of things. The rooms are large, light, and airy with high ceilings and plentiful windows making the best of the space throughout.

My favourite feature in this property is the pattern tiled hallway floor on the ground floor. What a sight to welcome you home, and a wonderful wow for guests visiting for the first time. Pretty and hard wearing, these beautiful old mosaic/patterned tile floors are a particular feature that I adore in all their forms and styles.

Now, it is a fixer upper, but not beyond the careful amateur. That garden certainly needs some taming as well. It's a bit of a jungle out there, so it's hard to accurately work out just how much space is out there, but I can promise you it will definitely feel better once the excessive overgrowth is cut back and cleared away! The kitchen is another spot that could really do with a major overhaul, but it's functional if outdated, so theoretically you could just improve upon what's there currently rather than redoing from scratch.

A great one for investors looking to fix quickly and resell or rent, but also an achievable project property for the owner occupier and first time buyer, so pop it's auction date into your diaries for the 13th December.

Ok, I've one more charming house for us to inspect today, and it's off down to Somerset next... where we can check in on a charming character cottage that's picture perfect and set in stunning surroundings. 

Unlike our previous stops on this property stocking filler trip, we finally have a destination that's perfect just the way it is and doesn't need anything fixing. A gorgeous property in a wonderful setting, this five bedroom home is eye catching in the best of ways and I adore that bold red front door set against the white walls and rust coloured roof tiles.

Unfortunately, they've not included many photographs with this one, so I've only been able to inspect a single room inside, but it's such an incredible room that I've no doubt the whole property is perfect just the way it is. I'm rendered almost speechless at the sight of the enormous stone feature fireplace stretching floor to ceiling and along a very large section of the wall in the livingroom. It's rare to see a fireplace so large that a family could actually all stand inside there without stooping and have room to spare! One of the best feature fireplaces I've ever seen, and I really do see a lot of properties on a regular basis, something like this is rare and very special indeed.

I've not even got started on those enormous imposing beams featured as well... and the wood burning stove is both attractive and an extremely effective way to keep the whole home warm in those cold winder nights. Outside there's a very good amount of grounds with this property, and what's there looks easily maintainable. An opportunity for the green fingered to go crazy, or the less gardening inclined can just maintain what's there for a low fuss outdoor space.

Last stop for our little tour brings us to Hampshire, where 6.5 Acres of grazing land caught my eye. Yes, you read that right, I said grazing land... but it's grazing land with a few extras and a lot of potential stc.

The land is in beautiful surroundings with countryside views that you can enjoy most of all if it's first thing in the morning after waking up in the Yurt. Yup, there's a Yurt on the property as well as some outbuildings. I can honestly say, hand on heart ,that this is the very first one I've come across. While I've not personally spotted one in an auction before, nor have I ever stayed in one, but I've seen and heard enough bout them to know they're very popular.

Could be there be potential for maybe building some more on the site and letting them out? The modern day alternative to the basic caravan park perhaps? Ok, that's definitely going to be subject to planning consents of course... but it bodes well that one is already there, and while working out what to do next with the site you've already got the existing Yurt to stay in with it's adjoining shower and WC block.

It's an intriguing prospect either way though, and it's up at auction with CLIVE EMSON on the 14th December for anyone intrigued by that Yurt and the good sized land it's situated on. Definitely got potential for more methinks!
