A mixed-use property near Altrincham was among the properties sold at SDL Auctions North West’s first auction of the year.

In front of a busy auction room at the AJ Bell Stadium in Manchester, auctioneer Rory Daly sold the former retail premises in Timperley village for £238,000 from a guide price of £210,000+.

Owned by the same family for around 40 years and now requiring a full scheme of renovation, 60 Arderne Road in Timperley comprises a former shop, which has been unused for some time, and two separate flats. With the relevant planning permission it has the potential for the whole building to be developed into flats, a House in Multiple Occupation or a large family home.

At the other end of the budget, four investment flats in up-and-coming Morecambe had a guide price of £18,000+ each.

Just minutes from the seafront the same block 88 Euston Road in an attractive parade of buildings, each of the properties is currently let at £390 per calendar month, which means the new owners can start seeing a return on their investments straight away.

Flat 1 on the first floor and Flat 6 on the third floor each sold for £20,000, while the second-floor Flat 4 sold for £21,000 and the ground-floor Flat 7 sold for £22,000. All four properties have electric heating, double glazing and accommodation including one bedroom, a lounge, kitchen and either a bathroom or shower room.

Rory said: “All four of these flats are excellent investment properties in a town which is growing in popularity thanks to several regeneration projects over the past couple of decades and the exciting proposals for the new Eden Project North.”

Recently improved and located in an area of significant regeneration, 48 Claymore Street in Manchester sold for £84,000 from a guide price of £60,000-£70,000. Currently let at £5,040 per year, the property has a kitchen and two reception rooms on the ground floor, with two bedrooms and a substantial family bathroom upstairs.

And within walking distance of Manchester city centre, close to the trendy Northern Quarter, 8 Salcot Walk in Miles Platting sold for £109,000 from a guide price of £99,000+.

The three bedroomed terraced house has gas central heating and double glazing, with accommodation comprising a hallway, lounge and kitchen diner on the ground floor, and three bedrooms and a bathroom upstairs.

Heading south to the High Peak, another terraced property proved popular at the auction.

Situated in a picturesque location close to the town centre and within walking distance of the Peak District National Park, 14 Mellor Road in New Mills is ripe for refurbishment after being occupied but largely untouched for around 30 years.

On the ground floor, the property has a kitchen diner, a lounge and access to the cellar, while upstairs are two bedrooms and a bathroom. Outside is a small rear garden and a separate outdoor WC. The property sold for £120,000 from a guide price of £91,000+.
