New investor will be just the tonic for Walsall pub

A pub near Walsall is due to go under the hammer in May – and a new investor could be just the tonic it needs.

With a guide price of £180,000-£200,000, The Cambridge, Cambridge Street, Caldmore, is to be sold by SDL Auctions Bigwood, the largest and most successful auctioneer in the West Midlands, at its 23rd May auction at Villa Park, Birmingham.

And, thanks to the transparency and speed of the auction process, the buyer could be raising a glass to a new future for The Cambridge within a month of the hammer falling.

Last orders have been called at the pub but it’s a building which serves up a host of possibilities, according to auction valuer Chris Theocharides.

He said: “We are told that the current owners are leaving behind much of the pub’s equipment, so they can continue to be used if the buyer wishes to retain the building as a pub. However, with the demand for housing the local area, we also feel the pub could lend itself well for conversion to residential use, subject to obtaining the necessary planning permission.”

The two-storey building is in a prominent position on the corner of Cambridge and Arundel Street, with a beer garden and courtyard.

Inside, the traditional layout comprises a seating area providing approximately 80 covers, surrounding the bar, as well as a glass wash area, and a cellar. The spacious first floor features six double rooms and a single, as well as a kitchen, bathroom and WC. There’s further outdoor space in the form of a roof terrace.

Chris added: “This is a sizeable property in a well established residential area which would work well if split into separate houses or apartments.”

Located around eight miles from Birmingham city centre, and just a 10-minute bus journey into the centre of Walsall, the property is also within easy reach of the M6 motorway.

Caldmore itself, the birthplace of Slade legend Noddy Holder, has a selection of shops, restaurants and amenities. At the heart of the neighbourhood is Caldmore Community Garden, which plays host to craft workshops, children’s activities, family events and festivals.

The Cambridge goes under the hammer at SDL Auctions Bigwood’s auction on Thursday 23rd May at Villa Park, Birmingham, along with dozens of other properties, including shops, mixed-use properties, houses, flats and plots of land. They will all feature in a bumper auction catalogue, which will also include properties being sold by online auction.
