Competition is expected for neighbouring Leicestershire properties bringing in healthy rents that are up for grabs in Bond Wolfe Auctions’ next auction on Wednesday 17 February.

The pair of two-bedroomed, mid-terraced houses are at 14 and 16 Berrys Lane (pictured above) in the village of Ratby, north east of Leicester, and each has a guide price* of £40,000+.

Sharp-eyed landlords will spot current rental incomes of £4,500 per annum for each home, which have small front gardens, rear yards, central heating and double-glazing.

Gurpeet Bassi, chief executive of Bond Wolfe Auctions, said: “The potential yield on each of these homes is more than 11%, based on the guide prices, and this sort of residual income is likely to increase competition for these lots.”

Further out to the north-east is a two-bedroomed, mid-terraced house at 62 Berrisford Street in the town of Coalville, which has a guide price of £39,000 to £44,000.

This property stands flush to the pavement with a rear garden, central heating system and double- glazing, although does need some modernisation.

Also needing refurbishment is a three-bedroomed, semi-detached house at 136 Bottleacre Lane over in Loughborough, which has a driveway, gardens and comes with a guide price of £50,000+.

And a three-bedroom, semi-detached house at 14 Byron Street in Earl Shilton that has gardens, central heating and double-glazing come with a guide price of £59,000 to £64,000 – although it too needs works.

Mr Bassi of Bond Wolfe Auctions added: “Once again we have a wide range of properties across Leicestershire with attractive guide prices, which means there will be something for everybody.”

The lots described are among a record-breaking total of 232 lots that will go under the hammer at Bond Wolfe Auctions’ auction which starts earlier than usual at 8.30am on 17 February.
