The site at 47 Clarence Street was previously granted planning permission for the demolition of an existing building and development of 47 student flats in May 2017 but this has now lapsed.

The site is situated on the corner of Clarence Street, Lee Street and Hill Street, close to Leicester city. Other centres such as Nottingham, Derby and Coventry are about 27, 34 & 27 miles respectively whilst the national motorway network is accessible via Junction 21 of M1 Motorway which is about 5 miles.

The auctioning of this site follows the successful sale of land at 44 Conduit Street, Leicester, in Bond Wolfe’s July auction for £530,000 from a guide price* of £495,000.

47 Clarence Street comes with a guide price of £695,000+ and provides a freehold development opportunity on land of about 0.11 acres.

The site is on the corner of Clarence Street, Lee Street and Hill Street, close to Leicester city centre.

Colin Totney, land and development surveyor at Bond Wolfe, said: “Our earlier successful sale of land at 44 Conduit Street proves there is strong demand for development opportunities in the centre of Leicester and we are already experiencing significant interest in the land at 47 Clarence Street.”

Mr Totney added: “With our livestreamed property auctions we are attracting interest from investors from across the UK and overseas, as well as from the West Midlands. Developer and builders are looking for the right site at the right price, and they know that is what they will find at our auctions.”

The Leicester site is among 154 lots appearing in Bond Wolfe’s next auction which is due to start at 9.30am on 15 September. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
