Impey launches fully flexible auction service

Impey & Company has launched its own commercial property auction department to offer sellers a new way to sell their properties.

The RICS-regulated company specialises in both selling and letting industrial, office and retail premises in the north west, with a proven reputation for achieving the best possible results.

The expansion of its services comes after more than 40 years as Stockport’s leading independent property company and allows Impey & Company to offer a fully flexible sales package, giving clients the choice of multiple sales routes.

Norman Benton, Executive Director at Impey, said: “We can now offer complete flexibility as to how and when clients would like to sell their property. By expanding into auctions, we are utilising all methods of sale and can give our sellers the best advice to suit their requirements and timescales.”

An auction sale is suitable for all types of commercial property, including both tenanted and vacant retail units, offices, industrial units, warehouses, development opportunities and building land.

Norman added: “If it’s speed and certainty our clients require, then selling by auction is an option they should definitely consider as it provides a fixed timeframe without any fall throughs or broken chains. Plus, in the event of best and final offers being required, an auction sale provides total transparency to all involved.”

Impey’s new auction service is fully flexible, with multiple auction options available. Clients can choose to sell their properties in a live-streamed Auction Event conducted by an auctioneer or in a Timed Auction starting any day of the year, with round-the-clock internet bidding. Either way, the process is transparent, certain and fast, with completion taking 20-40 business days.

Among the first Impey lots which will be sold by Timed Auction are two adjoining vacant retail properties in Stockport town centre.

17 Lower Hillgate is a 542 sq ft ground-floor retail unit with basement and rear yard. The property was previously used as a hairdressers and has a *guide price of £45,000+.

Next door, 17a Lower Hillgate is 509 sq ft. Previously occupied by a rare magazine shop, the ground-floor premises with rear yard is also suitable for  a variety of uses subject to planning, and has a guide price of £45,000+.

Norman said: “Adding auctions to our sales offering is great news for our sellers as it offers them more choice when it comes to selling their property. In an uncertain commercial property market, sellers seeking speed and certainty of sale should consider taking the auction route and we encourage anyone considering selling to call us now to see how we can achieve a quick and efficient sale for the best possible price.”

Impey’s auction department is powered by market-leading SDL Property Auctions, the UK’s most successful live-streamed property auctioneer, which sells a diverse range of properties across the country, including commercial, mixed-use and development opportunities, as well as residential properties.

Andy Thompson, head of auctions North West at SDL Property Auctions said: “We’re delighted to be working with Impey to help them launch their auction department. By combining their own marketing methods with our national coverage, Impey’s auction properties will reach more potential buyers to drive the best possible price.”
