Fancy owning a chapel or a shop with a turret?

A former pizza takeaway, a chapel and a shop with a turret are among the investment opportunities featured in the latest catalogue published by SDL Auctions Graham Penny.

They are just a few of the 23 lots featured in the latest auction catalogue and due to go under the hammer at SDL Auctions Graham Penny’s Leicester auction at the King Power Stadium this month.

The catalogue also features a further 16 online auction properties, which are open to bids around the clock.

The former takeaway is one of several mixed-used properties due to be sold at the auction on Tuesday, 23rd July. With a guide price of £180,000+, 208 Loughborough Road, Leicester is in a desirable location within Belgrave and features a ground floor retail unit with kitchen, cellar and secure rear yard, plus a self-contained one bedroomed duplex flat over the upper two storeys. The estimated rental income is around £18,000 per year.

Investors who like their properties to stand out will be interested in 37 Norwich Road, Wisbech, which has a distinctive brick turret to its frontage. The single-storey property, just a quarter of a mile from the main shopping centre, features a retail unit with store room, plus a single-storey brick garage at the rear. The property has a guide price of £45,000+.

Another unusual property is a former Methodist chapel in Scunthorpe with planning permission for conversion into four flats. Crosby Methodist Chapel, Diana Street, which is leasehold and has a guide price of £60,000+, is well placed for the town and railway station. The planning permission, which was granted in 2011 but still stands as initial works have already begun, also allows for a prayer/meeting room with toilet and kitchen areas, but this could possibly become a fifth flat, with the necessary consents. The estimated rental income once converted is £20,000-£25,000.

There’s a potential development opportunity (subject to planning permission) in the desirable Leicestershire village of Billesdon with the sale of a paddock in West Lane. The current owner has had a scheme drawn to provide seven two bedroomed park homes, although this has not been submitted for planning permission. The site would also make ideal pony paddocks or grazing, and has a guide price of £20,000+.

Commercial auction valuer Nick Trow urged investors to take a closer look at the properties, saying: “Whether you’re a first-time investor, already have a large portfolio or are a developer looking for your next project, there are properties and investment opportunities to suit you at our Leicester auction.

“And you’ll benefit from the speed and transparency of an auction transaction, where fall-throughs are virtually unheard of and your purchase is hassle-free. This is the reason so many people choose to buy and sell property at auction.”

The auction takes place at the King Power Stadium, Leicester, on Tuesday 23 July.
