Merridale Lodge Bond Wolfe Auctions

A remarkable opportunity to secure a unique and distinctive Wolverhampton home awaits bidders at Bond Wolfe Auctions’ next auction, on Wednesday, 17 February, when the former lodge at Merridale Cemetery goes under the hammer.

It will be part of the largest property auction ever offered in the Midlands, with a record 232 lots going under the hammer.

The large and distinctive five bedroom detached property is being offered on behalf of City of Wolverhampton Council and is for sale with a guide price* of just £275,000+ which is expected to attract intense interest from bidders.

The former lodge is built at the entrance to the Merridale Cemetery on Jeffcock Road, which dates back to the Victorian period.

Ron Darlington, consultant director at Bond Wolfe Auctions, said: “This property represents a unique opportunity. It would make an exceptional residential home or may be suitable for a number of alternative uses, subject to planning permission.

“It sits in a popular and highly desirable part of Wolverhampton and is set in 1,385 sq m of land. It would require work to convert it into a home, hence the highly attractive guide price.”

The cemetery itself was opened in 1850 and extends to around 23 acres. It has been closed to new burials for many years. The former lodge stands in gardens with a rear office and store extension and has a car park with access to Jeffcock Road. The lodge was declared surplus by Wolverhampton Council two years ago.

On the ground floor it offers, an entrance porch, hall, five reception rooms, a kitchen, store, large cellar storage area, an inner hall with built-in storage safes and cupboards as well as male, female and disabled toilets.

There are five rooms, a kitchen and a WC on the first floor.

The property benefits from gas-fired central heating and double glazing.

The former cemetery lodge is among a catalogue of 232 properties to be offered on Wednesday 17 February in what will  be the sixth online auction held by Bond Wolfe Auctions since COVID-19 restrictions were introduced in March last year. It follows Bond Wolfe Auctions’ final sale of 2020 which raised over £17.6 million and saw 159 lots sold from the 175 offered for a success rate of 91%.

The run up to the livestream online auction on 9 December saw the now customary strong interest with 573,045 website page views, 94,617 video tours watched and 21,777 tuning in to watch the auction live on the day.

Gurpreet Bassi, chief executive of Bond Wolfe Auctions, added: “This shows that interest in our live streamed auctions and demand for well-priced property continues. With a minimum of seven auctions in 2021, plus the launch of our stand-alone commercial auctions in the Spring, we are well placed for the coming 12 months.”

Bond Wolfe Auctions’ next online auction will be livestreamed via the website at www.bondwolfeauctions.com starting at the earlier time of 8.30am on Wednesday 17 February 2021, with remote bidding by proxy, telephone and internet only.
