It has been a fascinating year so far and the Auction room offers an excellent barometer on the state of the property market. Anybody planning to bid will have to have either cash available or a mortgage approved, and the number of bidders will show you how much ready money is available for properties.

If you have been to a Symonds & Sampson auction recently you will understand that there is a lot of latent demand for lots across the spectrum. Renovations and individual building plots are attracting the most interest with up to 75 bids being recorded against some lots.  But not everything is selling; if a property has problems over a lease, if there is a neighbourly dispute or any such complication, interest from buyers generally dissipates – after all nobody wants to buy a problem. Unless of course it is very cheap!
