75% success rate and £1.63m raised at North West property auction

SDL Auctions North West has another successful auction under its belt after securing an impressive 75% success rate at the AJ Bell Stadium in Manchester.

The company’s fourth Manchester auction of the year this week saw a variety of lots go under the hammer, from small flats to large commercial premises, raising over £1.63 million in sales.

One of the smallest properties to be sold on the day was a quaint one bedroomed ground-floor flat in popular Congleton. 61a Lawton Street features a lounge, bedroom, kitchen and bathroom, and sold for £39,000 from a guide price of £27,500+.

Renovation properties remained as in-demand as ever, with one example, 383 Albert Royds Street, Rochdale, selling for £76,000 from a guide price of £45,500+. The well-proportioned three bedroomed semi is in an excellent location for the rental market, close to transport links and amenities.

Another popular refurbishment project was 270 Brantingham Road, Chorlton Cum Hardy, Manchester, a traditional three bedroomed semi-detached home with good-sized rooms, a garden and a sought-after location. It sold for £286,000 from a guide price of £245,000+.

One of the star development opportunities of the day was land at 103 Bigdale Drive, Northwood, Kirby, which sold for £101,000 from a guide price of £68,000+. The 14,000 sq ft plot has lapsed planning permission for a 45 bedroomed residential care home and has previously had planning permission for apartments, making it an excellent investment with plenty of potential.

Bidders looking for commercial investments were understandably interested in Executive House, 96A Wilderspool Causeway, Warrington, a single-storey office building with good transport links. The property sold for £155,000 from a guide price of £135,000+.
