£20k guide price for Black Country home in Midlands’ largest auction of the year

A two-bedroomed end-of-terrace house in Pensnett with a guide price* of just £20,000+ is going under the hammer at Bond Wolfe Auctions’ next auction at Villa Park on Tuesday 10 September.


The auction will be the largest seen in the Midlands this year, with 140 lots going under the hammer.

Competition is likely to be fierce among the bidders for the property at 71 Chapel Street, just a couple of miles from the Merry Hill Shopping Centre at Brierley Hill.

The house is in need of some renovation but offers two bedrooms with a shower room/WC upstairs, a kitchen, reception room and cellar downstairs, gas-fired central heating and UPVC double glazing. Although it stands flush to the pavement at the front, it has a garden at the rear – also in need of some work.

Gurpreet Bassi, chief executive of Bond Wolfe Auctions, said: “This small house needs some tender love and renovation, but its guide price will make it a popular lot for investors looking for rental properties or young couples looking for their first home who are prepared for a DIY project.”

Other potential bargains likely to attract interest at the auction include a three-bedroomed semi-detached house at 635 Stafford Road, in Wolverhampton, with a guide price of £34,000 to £39,000.

Again, it is in need of modernisation but offers a garden front and back, a side garage and driveway.

In the attractive village of Codsall, just north of Wolverhampton, a two-bedroomed semi-detached house is up for auction at a guide price of just £25,000+. The home, at 36 Green Lane Avenue, has a paved driveway area at the front and a long garden at the rear, as well as gas fired central heating, double glazing and an attic room.

A four-bedroomed semi-detached house at 53 New Road, Netherton, has a guide price of £29,000 to £34,000, while a two-bedroomed end-terraced house at 48 Wordsworth Avenue in Tipton has a guide price of £9,000 to £14,000.

Another modernisation project is a two-bedroomed mid-terraced house at 9 Pound Road, Wednesbury, with a guide price of £24,000 to £29,000.

Mr Bassi added: “These are just five examples of properties with attractive guide prices that reflect they need modernisation.

“They are likely to result in fierce bidding from buyers keen on investment projects.”

These properties form part of the 140 lots going under the hammer in Bond Wolfe Auctions’ next sale on Tuesday 10th September at 10.30am at the regular venue of the Holte Suite at Aston Villa FC.

Bond Wolfe Auctions has already this year offered 350 lots, more than any other auctioneer in Birmingham.  This includes properties across the East and West Midlands and as far afield as Wales and Scotland.

The first three auctions have raised nearly £39 million in sales – more than double its nearest competitor in the same period.
