Wide range of properties available at Derby auction

A long list of desirable properties with guide prices* ranging from £25,000+ to £345,000+ is set to create a busy day at SDL Auctions Graham Penny’s auction in Derby later this month.

The wide choice of lots appearing at the auction at Pride Park Stadium on Wednesday 26 July include a one-bedroomed, ground floor apartment in the popular village of Riddings, near the historic Derbyshire market town of Alfreton, with a guide price of £25,000+.

Flat 1 in Rockmay House, Market Place, Riddings is well-maintained and pleasantly situated in a conservation area, with a potential rental income of £4,200 per annum.

At the other end of the scale is a part-let, part-vacant apartment block in a detached house at Spinney Lodge, at Fauld Camp, Fauld, Tutbury, near Burton upon Trent in Staffordshire, with five one-bedroomed and three two-bedroomed self-contained flats, with a guide price of £345,000+.

And in between is a detached, four-bedroomed house in a popular cul-de-sac at 33 Hobart Close in Mickleover, with a guide price of £165,000+.

Robert Stone, senior valuer at SDL Auctions Graham Penny, said: “We’ve got a really diverse range of properties which can suit everyone from first-time buyers to growing families, and investors looking to rent out.

“With more than 60 lots, we’re expecting a busy day and would advise potential buyers to arrive early to get prime seats.”

Other lots appearing at the auction include:

A two-bedroomed, mid-terraced cottage at 131 Main Road, in the semi-rural village of Shirland, near Alfreton, which needs some modernisation and improvement works, with a guide price of £35,000+.

A two-bedroomed, mid-terraced property at 25 Raven Street, close to Derby city centre, which needs full refurbishment, with a guide price of £52,000+.

A two-bedroomed, mid-terraced property at 66 Campion Street, within easy reach of Derby’s fashionable Friar Gate area, which needs some modernisation, with a guide price of £55,000+.

A rare and substantial commercial property appearing at the auction is Bridge View, 2 Dale Road, Matlock, comprising seven businesses, all fully let, with combined annual rental income of £51,594 a year, with a guide price of £500,000+.

Another highlight is a former Derby City Council office block at Eastmead, 107 Duffield Road, an imposing, late Victorian semi-detached residence on a generously sized site in the Strutts Conservation area, with a guide price of £295,000+.

Mr Stone added: “Eastmead is a great property with many traditional features, which could potentially be converted into an outstanding family home, luxury apartments or redeveloped into a high-profile commercial use, all subject to the usual planning consents.”
