Some fab properties for sale in future auctions

First one under the hammer we have for today is a very unique and quirky opportunity in Leicestershire. Ever fancied owning your own island? Well here is your chance to do just that! But before your imaginations go a little too far and begin picturing the big fancy kind of tropical island that famous folks like Richard Branson own, I shall again remind you that it is in Leicestershire and therefore a little more modest in scale and potential. That said, it's still a fantastic opportunity, and is far more affordable than that tropical island in the Bahamas or wherever else your imagination wandered off to at first!! :-D

So, I'm sure you are at this point starting to wonder exactly what an island in Leicestershire would have to offer... well, it is somewhat petite at 1.07 acres (0.43 hectares), though personally I reckon that is a fine size, and there is approximately 1,000 ft (304.79 m) of river frontage. Additionally there is a 1930s 1 bed bungalow on the island that's in need of complete refurbishment.

As far as project properties go, this one is a brilliant one for owner occupiers looking for something a little bit unusual, and that is surrounded by nature. There is of course opportunity here for investors/builders as well, and when the work is complete there will be profit in resell, or a fantastic property for letting as perhaps a holiday home. Whoever grabs this one is on to something very individual here, and it will be especially attractive for owner occupiers that like to get away from it all and are seeking a weekend/holiday retreat that they can refurbish to their own specifications and style.

I can see one more scenario for this fabby little island with bungalow... and that's use as a full time residence. Yes, that will not be for everyone of course, but for people working from home it would be great, in particular for those creative souls who make a living from handicrafts, art, and similar pursuits which can benefit from this beautiful and secluded setting. It's a tranquil place to set up home, and this pretty little bungalow will be a lovely place to call home after it gets the TLC it now requires.

Now for the important bits... There is a sunken water well linked to supply water to the bungalow and moorings. There is also electricity to feed both the moorings and the bungalow. However, the pump and generator are not included in the sale, so that's a little something that will need investigated further. There are some perks though, such as 330 ft (100.58 m) mooring rights, and also fishing rights to the 670 ft (204.21 m) frontage of the old river loop.

It's a real curiosity of a property, and whether you look at it and see profit or rental income, a holiday retreat or weekend fishing spot, or a wonderful secluded place to live and breathe your arts and handicrafts... one thing is for sure though, it isn't hard to picture this one as a fantastic place to live in one way or another. We rarely see properties in a location like this at UKAL. You are not going to see another opportunity like it again for a very long time, so if you are as intrigued by this one as much as I am, best get over there on auction day and make your interest known before it slips through your fingers!

Next we are heading for Wales to take a closer look at something a bit grander in scale...

So, who fancies living in a mansion? If you do then this 9 bedroom property may be just the thing you're looking for... mind you, until recently this 9 bedroom luxury mansion with detached 2 bedroom cottage has actually been used for weekend/holiday letting and is capable of producing in income of around £100,000 per annum. It's a stunning property, so even if this one is a little out of your price range, it's worth sticking around to take a wee peek at this fabby property :-)

This impressive French Chateau style property originally dates back to the 15th Century, and was then completely remodelled into its current style in 1938. It then has undergone a complete refurbishment to present with high standards of luxury throughout while maintaining the original character and history of the property. Understandably, this one isn't going to be cheap, but you are still getting a lot for your money.

Further to those 9 bedrooms the property also boasts a large well fitted kitchen with Aga, under floor heating, a 10m indoor swimming pool, spa and jacuzzi, wine cellar... and in the 2.3 acres of mature landscaped grounds you can find an entertainment/conference complex, a storage barn, an ornate domed folly, two ornamental pools and an all weather tennis court.

Amazingly, the property is not listed, so in future there could be scope stc for creation of further accommodation/features. It's a wonderful property that has had very close attention paid to all the tiny details, and it will be a fine home or letting prospect when it goes under the hammer. Someone is going to be very happy to land this one at auction :-)

Lastly, remaining in Wales we have one more interesting property to take a look at today. This one has until recently been used as a residential outdoor education and activity centre after having a £3M refurbishment. Taking a look at the guide price on this one, it is very reasonably priced given its potential and just how much has been invested in the property in recent years!

Now, this is not a small property... having started out with the main house being built in the 1860's as a Tudor style holiday home for a local ironmaster, this stunning Grade II Listed character property is now able to accommodate 94 people in shared accommodation as a residential education/activity centre, and as such has been designated as of C2 use. It could easily continue in this manner, and any alternative plans would be subject to obtaining planning permission.

Beyond the main building with its accommodation, teaching rooms, and catering/dining facilities... there is further sleeping accommodation in the former coach house, a group of four yurts each capable of sleeping eight guests, and an attractive gamekeepers cottage. Alongside is a new block used for the storage and distribution of equipment, including three garage/boat storage bays.

There is massive potential for this property to continue under its current classification, and it would most certainly be equally suited to use as a hotel, offices, or residential accommodation(STC). Whatever the long term plan, one thing is clear here, there is money to be made from this property in every scenario whether used as a long term investment or seeking planning permission to convert and sell on. Definitely one for the Investors and Developers to keep an eye out for on auction day.
