Iconic property goes on sale at auction

An iconic property that has been instantly recognisable to generations of Cardiff residents has gone on the market.

The Rise, on Penhill Road, which is right next to Pontcanna Fields in the capital’s sought-after leafy suburb, is being made available through a public auction on Tuesday, October 24.

Most recently used by Cardiff Council as office accommodation, The Rise was built in the late 19th century, originally as a private home. The sale will include the main villa-style house and a separate caretaker’s property.

Marc Morrish, head of auctions and auctioneer at Seel & Co, who has been appointed to auction the site, said: “It’s a landmark building positioned on the edge of Llandaff Fields.

“The site is so central in Cardiff that it has very easy access to the city centre, the nearby suburbs of Llandaff and Pontcanna, easy access is offered to the M4 motorway, and is also close to the renowned Howell’s and Cathedral schools.

“It’s a site that will offer huge potential to a buyer, and plenty of options for development.”

The future of the site could include a residential development – an Urban Design Appraisal has been prepared for the site by Cardiff Council.

“The new owner will have a variety of options,” Mr Morrish added. “That could include the conversion of the existing building, getting rid of some of the newer additions and repurposing the plot, or totally doing away with the existing building and redeveloping the site, obviously subject to obtaining the necessary consents.

“The plot could be a blank canvas, with a myriad of possibilities for its future use.”

The guide price for the property, which sits on a plot that extends to just over half an acre, is around £595,000+.

The property is freehold, and will be sold by public auction. The sale will be held at the the Park Inn Hotel, Circle Way East, Llanedeyrn, Cardiff, CF23 9XT, at 5pm on October 24. Viewing will be available on specific dates, of which interested parties will be notified.
