Future Auctions - our Monday property hot picks!

Right, today we'll start by heading for South Yorkshire to take a look at a superb barn conversion. While we see some rather good completed conversions passing our way at UKAL often enough, it's not so often there's one quite as striking or charming as this former barn that now stands proudly presented as a fantastic four bedroom family home.

Throughout all the images of this one it's clear that a lot of care and thought went into the design and layout, with the whole place done up to a very high standard with no detail overlooked. This property is a wonderful neutral blank canvas that needs absolutely nothing done to it before moving in... but that said, there is plenty of scope to accessorise the rooms, add some art and/or paintings, maybe inject a splash of colour with the soft furnishings, or perhaps even add a little colour to some of those pristine white walls? There's a multitude of ways to make your mark on this property and truly make it your own, and that can easily be done with minimal effort or expense!

I am not usually a person known for loving white walls as such, nor for being a particular fan of making such a bold statement using a single colour scheme for an entire property. That said, this property is one of those exceptional occurrences where the usual rules don't apply. These are not just plain white walls at every turn, there is much much more going on here. When all that white surface is combined with plenty of natural wood, some bold dark ceiling beams, and gorgeous exposed stone wall in places... it's not just your regular neutral colour scheme that's on displayed here, it's the ideal neutral colour scheme, and one which really does show each of those surfaces, neutral shades, and teztures to their absolute best and combined with total harmony throughout :-)

Enough about the walls and colour scheme. I think it's about time we check out some more of those details and features this property has to offer. One of the other things that became swiftly apparent when looking at the interior images is that everywhere inside is very light and airy and spacious, with every single room shown being of a good size and proportion.

That kitchen is beautiful and will definitely fit the bill for anyone with a love of cooking, baking or feeding and entertaining visiting family/friends. There is such a great balance to the room, with traditional and contemporary style blended very tastefully throughout. I especially love the way the traditional black ceiling beams are reflected from below by the modern black shiny counter tops!

The one other epic element I really want to take the time to mention today are those awesome stone walls that look equally good inside as well as out. It appears that there was some kind of internal dividing wall in the original barn that was retained during conversion to residential. It's a fab feature and excellent talking point, and I absolutely adore the hallway with it's open wooden staircase that partners so well with the floor to ceiling stone wall. I love that the internal stone wall has been show fully, meaning it's an equally impressive feature in the bathroom/en suite where another exposed portion of the internal stone wall can be found.

It's impossible to find fault in this one from what I'm seeing. Unless maybe some part of the design or features is not to your personal taste? Well in that case so be it, as the actual property itself gives the impression of being flawlessly planned and executed. Even that striking exterior comes across as both pristine and memorable. Sometimes such dramatic conversions can come across as a little too much like a showhome, devoid of life and looking staged. It's a hard thing to pinpoint what exactly causes that effect... but it most certainly isn't an issue here. Yes the property is immaculate, but equally so it is warm, inviting, and homely. It really does come across as ready for you to let your imagination wander across its floorboards, and if you're there on auction day you could be the lucky one that actually gets to walk through those doors and into a fantastic family home :-)

And now we're off to North Wales to take a closer look at a fabby five bedroom chapel conversion. From the quirky stone exterior, to the spacious interior with it's high ceilings, this is a property that has been lovingly created throughout.

It's always a pleasure to see a conversion that's been tackled sympathetically and retains those wonderful original features that breathe life and character into a property like this. It is also deceptively small in appearance from a glance at the exterior images, but this is soon corrected by internal images showing even double ceiling height in places as well as some very large living spaces.

Surprisingly this property is actually spread across three floors, and benefits from an open plan style throughout. This has allowed for some spectacular locations within the property itself, where a spiral staircase and upper gallery with railings allow maximum impact from full height open areas and endless light to pour in through the enormous chapel windows.

There are many great features to be found at every turn in this fantastic property, and I'm a big fan of the dark wood with black counter tops used in the kitchen area. Likewise there's a great feature from an exposed brick wall in the living area too. When you also take into account the large gardens with decking area, it is a property ideal for family living that is also perfect for entertaining guests in or out of doors.

Properties with this much space, character, and original features are few and far between, so whoever lands this one at auction will be getting something truly unique that will make an excellent home :-)

Remember, August is a quiet month for auctions as so many people are on holiday.  Although there are a handful taking place, the majority start again from the second week of September, so hope to have some more property picks for you next month, when the catalogues start to be released.
